Go to magistrate court and file an eviction. They will be served papers and have to appear in court. Sue for however much rent they owe, although you will probably never see a dime of it. After it goes to court and the judge evicts them you will probably have to give them more time to get out. Check your state laws. In WV they get 30 days after the eviction. If they are not out after that then you can have the Sheriff set them out. See if you can find out your state laws because different states are different. If you can't find anything online then call the magistrate's office and ask. Unfortunately, the laws seem to be in favor of the tenants. |

Look up your State's Property Code to learn the proper series of notices you need to send. Usually they require two notices. One regular mail and one with Return Receipt. Also, a 30 day notice and final notice before eviction. Check it out. |

You have to take them to rent court. But in the meantime, send them another letter and make sure you require a signature so you can prove they got it. I think you are required to give them 30 days from the time you officially notify them. |

Begin the process in court, or hire an attorney that would do it for you. But if you are smart just go to court and get the paperwork together. You have to pay a fee and another fee for the marshall to deliver the paperwork to your tenant. |

what it should have been 2 months ago. go to small claims court and file papers to evict them. i hope you made them sign a lease stating that in the event you have to use legal force to get them out that they are responsible for your legal costs. check your state or county landlord/tenant laws if you are not sure what to do. good luck! |

you legal have to issue section 21
you have to give them written 2 months notice to quit then after the 2months is up you will then have to apply to the court for eviction order this takes 14 days and if they do not go you then have to apply for bailiffs this is at your cost
if not do what i did wait until they have gone out
take a van empty there stuff and call them to say that they can not have there stuff back until the rent is paid
they will call the police and they will say its a civil matter because you have there stuff change the locks
and if they dint pay sell there stuff and take them to court to get rent money
warning if they are on housing benefit you could get in to a load of trouble call them and say that the tenants have not paid the rent what are they going to do about it |
