The first thing you need to do is talk to them. Let them know of your plans and give them the option of either buying the home themselves or running the risk of eviction. Give them options. Then when you do sell the home, let the new buyers know that you have tenants and give them the option to either keep or get rid of them. You have to keep open communications with all parties right now. Also, when you let your tenants know that you are selling, let them also know that people will be coming in to see the house and what your expectations of them are. Good luck. |

You have a contract with them it will say. Most likely they are month to month so you need to give 30 days notice, if the contract was verbal this will be the case.
If you are breaking a lease then you will either have a provision in there that is something like 60 days, or if not the new buyer will be responsible to take on the contract. If this is the case you can usually work out something by asking them if they are willing to leave and giving them $500 when they hand over the keys. You will have to convince them to do it because legally the lease was for both them and you. |

Look up the landlord tenant laws in your state. They will be on your state Government Land/Tenant Laws. |

It depends contract for the sale of your home, you can write up the deed and make the new homeowners right to be there with respect to the apartments subordinate to the tenants, but I doubt the buyer will go for that.
Just give the tenant written notice of the sale and advise them to seek new housing or suggest they work out something with the new owner. If you choose the latter, you may want to put the two in contact with each other. |
