Do you have your property leased? When the lease is up, don't offer a renewal, and tell them they will have to move. Do they rent month to month with no lease? Give them 30 days written notice and tell them they will have to move. If they don't move, start eviction procedures. Be advised, they will probably trash your place when you start trying to put them out. Just be prepared for that.

Tell your tenants that you cannot accept partial payment. If the rent isn't paid on time and in full then tell them they've got to go. If the rent is past due then give them 30 day eviction notice and have the cops waiting on the day they are suppose to leave.

Check with the County before you do anything at all. You have to give them written warning and notice before you can legally evict them. Not sure in your State or City how long that notice is but probably 30 to 60 days. Even though it is your property, there are laws that protect them no matter how badlly they take advantage of you.

Have an attorney write the eviction notice up for you, it will be worth the money spent and you will be within your legal rights without question.

Call them on it. Talk to them very pleasantly and honestly. Tell them you have to pay your mortgage and bills and can't when you don't get all the rent, that they have to pay in full and on time every month or they have to leave. Be friendly, understanding. Give them the notice required in your state--5 day notice or 10 day notice as soon as they're late. Tell them they have to pay all the rent and all on time or you are going to evict them. Give them the notice, refuse to accept any short payments. File--and this costs--for eviction and get them served. Follow through and maybe they'll move out. What are the terms of the lease? Charge all the late fees there, and keep adding them to what they owe. INclude all that when you file.

Self-help is forbidden, ie evicting them yourself, changing the locks on them, etc. However, you can carefully, and innocently make them uncomfortable by having some work done, painting, hammering, having to have the power cut or water turned off. You have to really have the work done, and best if done by some professional.

You're going to lose money, lose rent and have some costs. I always try to get tenants to decide they want to move out, that it's their idea, not mine, but this situation is too far gone.

What I have done is to tell them to either pay up and on time or have U-Haul truck in the drive. They are not your friends, don't be nice.

In the past I also had to file against these type of people. and it works. Most states do not allow self help. The day of changing the locks are pretty well over.

My lease calls for eviction if they are 5 days late. It also calls for $5 a day in late fees from due date, no grace period given. Some states require a grace period.,, When years ago I had $1 a day late fee, it was common to be getting rent two weeks pas due.

I tell my tenants that I will be like a second daddy to them as long as they treat my place right and pay on time. but when they get bad, I also tell them I am the worse A++hole walking.

Follow the guidelines in the lease you had them sign. The statutes for the area in which you live might be available on line...it would to hurt to do a bit of research.

every state has laws that protect tenants. But that doesn't mean they can't be evicted fer christ sakes...just follow the laws and you can get them out in about one month to 6 weeks....again, that depends on the state you live in. YOu can hire a lawyer and try to recoup its cost, but its not that hard to do it yourself.

Call up the legal aid group for poor people and tell them you need a booklet on tenants rights. Take the booklet and read it carefully..it will tell you what has to be done to evict someone...follow those rules very carefully and you can get it done. In my state, the first step is to issue a Notice to Pay Rent or Quit...then the next step is to obtain a Writ of Possession, and then a Forcible Entry and Detainer. You don't need a lawyer to do this but you have to do everything to the letter of the law so if you are somewhat mentally challenged, you better hire a lawyer.

Start charging a late fee of $50 per day for every day the check is late. After a while they will rack up so much in past due amount you will have grounds to kick them out. Actually you do now. Have them evicted.

You have the right to give them a notice of eviction (give them 4 or 5 days), and if they don't pay or move out in that time, have them arrested for trespassing. If they do pay, problem solved.
