I have this tenant who has always been 1 day later on the rent since she has been here.
Should I say something to her? I know that it is one day, but I already spoke to her twice and I do not appreciate that one bit. Any suggestions?

I know it is not a big deal to most, but when I have a mortgage to pay for and bills due on the 1st, that one day becomes a burden for me. And this is all the time. I figured that if she cannot afford the rent, maybe the place is not for her.

I'm a landlord, and I say if it's consistently one day late, let it go. If you kick her out, you won't be helping yourself. Save that for people for are 2 weeks or a month behind in their rent.

In a market where many people are either not paying at all or up to 2 and 3 weeks late, count your blessings. You have a steady tenant who pays their rent. On any and all of my 800+ accounts we offer a minimum 3 day grace period before we even consider rent late. As a property owner you should NEVER EVER count on July's rent to pay for July's payments. In the market our country is getting into, you stand to have a vacant house for up to 3 or 4 months if they move out, so we always recommend to all of our owners to get a 6 month cushion to pay all property expenses in case your property goes vacant.

The moral of the story, enjoy having a paying tenant, one day is not the end of the world. If you come at her nitpicking the small things, she may move and then you are in a great deal more trouble.

I agree its only 1 day late. A lot of us live paycheck to paycheck, maybe she gets paid the day rent is due, and doesn't have the full amount until a day later. Do you have the option of late charge fee's if it is that big of a deal?

Take a chill pill!!

There is typically a 5 day grace period ( law in most states) so if you wanted to do somehting about it you couldn't till after that anyway. You don't say what state your in - I sugest you read your landlord tenant law for your state before you get sued.

Don't be so judgmental - She probably gets paid on the 1st and doesn't have time to get it to you till the next day. Would you rather it be not paid at all???

Also note - that it is illegal to harrass her for the rent untill after the grace period.

I'm a landlord. That 1 day might not seem like much to other people; but to me it is 1 sleepless night. I started giving the tenant a case of soda if the rent is paid in full on the 1st and she allows me to change the AC filter. /

If it's in the lease that she has to pay by a specific date and no later, then you should have the right to charge a late fee. But I'm not sure of the legality of this if you didn't mention a late fee in the contract. You might need to contact a lawyer about that. Mabey you can find a lawyer that gives free consultations. Also you might want to change your lease agreement for any future tenants.
Has she given you a reason why she won't pay on time. Is it b/c of when she gets paid. or is she just procrastinating.
Mabey she'd have an easier time paying at a different time of the month. A time that you would not suffer if she happened to be a day late. But you should definetly look into late charges.

late is late and she is taking advantage of your generosity. Pretty soon one day will turn into two or three, which I'm sure you won't be able to afford. You've already given verbal notice. It's time to put everything in writing to save your butt. Charge her whatever the fee is that is in the lease when a payment is late and just maybe she'll get the hint that you mean business this time around.

I think the majority of these posters are wrong. One day late is one day late and you need to start charging her a late fee. Why should you suffer when you pay your bills on time? Letting her get away with one day late every month is not holding her responsible and obviously, she needs some help in the personal accountability area.
