Re-evaluate the gross pricing of the house it might be too expensive for the buyers to afford.Ensure it has required facilities
Check with the specialist if the current decoration is suitable if not you can change it.Otherwise don't be desperate you will sell it before the specified date when you can follow the little tips you get from different individuals. |

Remember that the housing market does slow down over the Christmas & New Year holiday period but does pick up again mid-january. Speak to your estate agent to see if they can offer any insight as to why it hasn't sold or perhaps switch agents. Maybe you could ask your agent to have your house featured in a local paper as 'property of the week'. We did this last year when we sold our house and we agreed to an 'open night' where the estate agent showed prospective purchasers around and answered questions. It was from this evening that our buyer came. Good luck. |

Hey, I sold my flat in 12 days by putting it in Loot newspaper. It WAS a while ago and the prices may have increased a little since then, but for £32 they placed an ad with a photo for 12 weeks. They also supplied a for sale sign & printed information sheets for me to send to anyone interested in the property. The Loot is read by lots of people. I am not sure where you are, but you should try them or your local paper. ALTHOUGH...internet wasn't really an option for me then but that would also be a great idea. Imagine how many people you could reach. The huge saving on estate agents fees if you are sucessful would be fantastic. Good luck to you |

Six weeks is Nothing in to days market of real estate. Talk to your agent about--his marketing of your home, open houses, incentives for buyers. ie: closing costs, HO As paid of x amt. of time. cash for the buyers agent if home is sold at list price. Why the desperation? |

Either lower your price or go and talk with an auction company. Many of them will sell your home for a much lower fee than a real estate agent can, and generally at very close to the same price. I ended up auctioning off a house a few months ago and I will do it again whenever I sell a property. I got about 15% more than I had been asking for it regularly.

your realitor should be able to help with ideas, is she advertising in the pennysaver? does she let other agents show your house. winter is a tough time to sell, hopefully your agent will get his or her butt to work |

have you got it with multi agent ? if not do that or change estate agent, get one who will help you sell. try advertising it on the web , for a wider audience, maybe drop the price a few grand |

Advertise separately in the local newspapers. All of them, not just the big names.
Shop the house to your friends.
Look around for military personnel that might be interested in a good deal.
Offer other incentives, such as paying all the closing costs. |

I just sold my house and it took awhile. The market is now going back up so you should have no problem. What worked for me was a large realtor bonus. I offered a $4000.00 bonus to any realtor who sells the place. That way all the realtors are working for you. My house sold within 2 weeks of me offering the bonus. All realtors in your area will show your house and really try to sell it to get the bonus. |
