If the notice is from your local government taxing agency, they are probably telling you how you can appeal your assessment. If it's from a commercial company, they are probably just trolling for customers - most notices like that are basically scams. |

In Houston, Tx I use a company called Assessment Advisers.. Every year they protest the tax value on my properties. If the reduce my tax liability the receive 35% of the savings as their fee. If they do not reduce my tax liability they do not get paid. Over the last 5 years they have saved me thousands of dollars.
This company does not charge an up front fee and only gets paid if the reduce my tax liability. Unless the company that contacted you does the same I would look for a different company.
PS: This does not affect he value of your house. It only affects the value that you are taxed on. |

Wow, there is some serious education missing! If you just bought the house, the letter is probably from a company who offers to lower your taxes for a fee which is something you can do at the county tax assessors office for FREE. It would not be from the assessors office yet. When you were working with your agent they should have educated you which is most often not done. The tax will be based on the purchase price. When escrow closed you signed a form stating the particulars on the transaction which is how the assessors office will figure your taxes. Unless you bought your home for top dollar and now they are selling for $50,000 to $100,000 less there is no chance they will be lowered significantly and it is probably "junk" mail. |

You received some good answers already. Lowering values CAN decrease your county assessment and thus your taxes. Or, the county could have lowered their "millage" rate for calculating your taxes.
Another possibility is that the house you purchased was NOT owner occupied. In many areas, there is a tax break for being an owner occupant, so if you are becoming an owner occupant of the property that was previously not owner-occupied, THAT could lower your tax rate SIGNIFICANTLY. |

Check out carefully who the notice is from. Because of the declining housing market, the assessed valuation of your home may be declining. Your price may have been perfectly valid at time of purchase, but your home may be worth less now, due to financial crisis. Hopefully over time, your home will again increase in value. |

Beware who you received the notice from!
With property values dropping and towns, counties, etc desperate for tax revenues, they are overassessing properties to get more taxes, or not reducing peak-price assessments to current assessments. If your assessment is too high, you can appeal, and probably get your taxes reduced.
You do NOT to pay some company for their "services" - whatever that might be. You should be able to file a form at your local tax assessor's office. If they don't drop the assessment, or not enough, then you have to appeal to the courts. That requires a specialized experienced attorney -- a real estate attorney with experience in tax assessment appeals. It's a fiddly bit of work you must never attempt yourself. |

If the notice came from your county assossor's office, the assessed value of your house has gone down compared to last year (since they survey to determine assessed value only once a year). It does not mean that your house went down in value from the date of your purchase. Real estate values have been going down steadily throughout USA. Some states such as Florida, California and Nevada had been hard hit where the value had done down almost 40% in one year.
Anyway, lower tax is a good thing. |

The previous property tax amount was based on the sale price of the previous owner. If you bought your house for significantly less, the new property tax is calculated on the new sold price.
Call the county and ask them if it's a real notice, or some fake company printing notices to look like they are from the government. |
