I just looked at a house I am interested in buying on the internet, but I have a question?
The house is a ranch brick house with a basement and it says boiler new. What is a boiler for? It doesnt say anything about airconditioning or heating, so I am assuming maybe this is for heat. The add also makes a big deal out of the curtains and mini blinds staying. Do you think they are trying to get more money out of something which is not worth anything?
Its a 200K home.

The house is 7 miles from where I live now and it sits on a small corner lot, has 4 bedrooms and has really huge windows everywhere. Its in Illinois, and I can tell you, Illinois gets really hot for long periods of time. It was 80 degrees here just 4 days ago.

Hi .. A boiler is for your heat, and it usually is found in older homes in the eastern section of the states. And when I say older I mean 40 years and more so give or take. And 200k is quite a chunk of money to put out for a house on the internet. I dont know your financial position but if this is a first time house then I might want to warn you of the old term- dont go grocery shopping when your hungry! If you are looking to get a loan for 200K to buy a house you will need 10 to 20% down to qualify and even then over a 30 year term .. You will end up paying over $600K just in the payments with interests. Look for a cheap ole house that you can afford and have the fun in fixing up if need be. And forget about someone whos selling mini blinds. goodluck and hope you had a great dinner

If you're new to buying real estate, a few suggestions. Find a Realtor who knows the area the house is located in and make sure he/she is working for you as a buyer's agent. Most real estate agents work for the seller and look out for the seller's best interests. You want someone looking out for yours. Your agent can pull up comparable listings and recent sales to assess the property and recommend a fair offer.
Also, have a home inspection done by a licensed inspector. It's worth the money to know if you're facing structural or other issues that will cost you money over and above the price of the house. A good Realtor will advise you along the way.

the boiler is most likely the hot water tank.. and new blinds is just an additional furnishing you will not have to worry about.. as far as it being worth the amount they are asking, i would suggest having it appraised or contacting your realtor to find out if its a good deal.. you have to keep in mind they are wanting to sell the house for more but that doesnt mean they wont negotiate, it sounds like its worth looking into.. found some good home buying tips, its not for your area but it has a lot of useful real estate information.. good luck

Get it appraised and check out the boiler.. You can make an offer and see how it goes.Get the electric and a few things checked out by someone who knows. You may just save yourself some headaches later.

What i suggest, you better talk to some other real estate agents, and have 3-4 options with you.
Find the best deal and go for that.

Boiler = like a water heater.

You need to inquire more with the person who set up the page on the internet, and visit the house physically if you can. There will more than likely be things you will see that aren't so great that were not mentioned in the page.

Curtains could be new and mini blinds staying simply means you don't have to worry about furnishing that part. I doubt it, because it's a ranch house, but covering windows could be a big part of the neighborhood (HOA) regulations.

Visit the house, simple as that. :) Then judge for yourself and also ask realtors and mortgage loan officers what their opinion is, if they are willing to give you an honest opinion. Good luck! :)

The boiler would be referring to the hot water tank; the people selling it must have recently replaced the old one when it stopped working.

I'll address the window covering question. If they are custom size windows and the coverings are a good brand with a life time (of the house) guarantee then they would be an important asset to the home. Hopefully, you will actually like them.

A boiler is the heat and I am guessing that this house is up north they haven't any air conditioning as their summers are short as for the price it depends on where it is how much land it sits on and the condition. Beware of a property that you can't look at in person. As for the window coverings it a plus that you won't need to buy this as soon as you move in and I have never heard of it being a neighborhood regulation. Only in an apartment does the color matter. Hire your own inspector, if you use the one from the Realtor he wants them to use him again so to get the best idea hire your own inspector
