They have arranged for pest control but I don't know if I want to live in house that has had problems and possible continuing problems with roaches.

No, you cannot break your lease just because you see a roach.

Bugs are in just about all houses, apartments and buildings.

Chill out and allow the landlord to spray for the roaches.

No, you can't legally break your lease. Keep in mind that roaches are a really common problem. Let the pest control people do their job, then do your part by keeping the house clean and dry, especially in the kitchen, bathroom, and basement around any kind of water.
If you only saw one, you're really not facing a monumental issue and doing these simple things will resolve it.

That's not a good reason to break a lease. Once they exterminate you shouldn't have any problems as long as you keep the place clean. Roaches like to lay eggs in cardboard boxes, paper bags, etc. You could have brought them in with your moving boxes or groceries.

Get a grip. Bugs are everywhere. If they fumagate it should be fine. Winter is coming on and bugs like to move in doors.

No you can' t break your lease for a roach. Having lived for 8 years in Manhattan with a serious roach problem...unfortunately it does not seem to matter if they spray for roaches...because when they spray your house then they move out for awhile...or next door...and then they come back when the poison is worn off...
My recommendation...get them to spray once a month.

Set out roach motels and throw away when full.

No you can't break you lease on account of a few bugs.

Bugs are everywhere.

1 roach and you're ready to bail? That's a bit hasty, don't you think? No matter where you live, there will always be problems with bugs from time to time. At least give your landlord the opportunity to fix the problem and see if that works. I'd say they deserve a chance, don't you?

No you cannot break your lease because of a roach. If they arranged for pest control be happy. As long as your house is clean roaches will move on, roaches only infest dirty homes, if there's no food then move on.
