I keep hearing that it's a 'Buyer's Market' - but where are all the buyers???
So I keep hearing that it's a buyer's market and everyone's telling people to BUY NOW because it's a great time to buy, but my question is, where are all the buyers??? lol My house has been on the market for exactly two weeks now and not one showing.

What makes it a buyers market is the fact that the marker is not flooded with them. As a seller you have to come up with unique ways and incentives to get buyers to come see your home over others. I suggest a furniture store gift card, a plasma or LCD TV to remain, of offer a trip for a weekend to Vegas. These small things, all for around 1k will be sure to attract attention.

If you are selling the house yourself, make sure you are doing everything possible to make it shine, starting from the outside (fresh paint? nice landscaping? bushes trimmed, grass cut, flowers for color?).

Then, advertise online (www.zillow.com, www.craigslist.com, etc.) and in local newspapers and real estate magazines with a REASONABLE if not STRATEGICALLY COMPETITIVE price based recent sales of houses in your neighbhorhood that are similar to yours (in size, age, condition, amenities and upgrades).

If you have a realtor helping you, he/she should be doing all of the above, plus broker tours, networking, lots of pictures and a virtual tour on the MLS, and so forth.

Buyers are very savvy today - they have lots of information at their fingertips and lots of houses to choose from in every price category - so your price had better be REAL or no one will be interested. There is NO PRIDE in having the most expensive house in the neighborhood. If possible, make yours the LEAST expensive house and you'll stir up some action.

Your house needs to look great from the curb, or potential buyers will just drive by.

Putting a FOR SALE sign in your front yard and praying is not enough - you need an agressive marketing plan that requires spending some serious time and some $$$ out of pocket (yours or your realtors) to maximize exposure online and in local publications.

Then, when you finally do get a showing, make sure your house is sparkling clean inside, freshly painted, carpets washed, no clutter, free of personal effects, and SMELLING NICE, or you will turn off your potential buyer right from the front door.

Color matters - if the living room is red, paint it beige or off-white. People need to be able to visualize their furniture in your home, and they may not share your taste. Don't be cheap - paint the whole darn thing, if need be. It's a very low cost way to make your home look clean and new.

A buyer's market means that very few people are in a financial position to buy which makes those who do able to get good deals because the sellers aren't getting any offers. When a house is on the market for an extended period of time, the seller generally lowers the price. This is also beneficial to buyers. So, not only do buyers have a huge number of houses to pick from, they also will find very good deals. So, when you hear about a buyer's market, it's good for buyers. Seller's markets are good for sellers.

You and a lot of other people. That's why it's a Buyer's Market, the supply is much greater then the demand. I work at a Real Estate office, and it's frustrating for many of the sellers. Best of luck!

That would be why it is a buyers market. There aren't any buyers so sellers will come down on the price to sell their house.

It's a buyer's market because the seller's market is poor. Buyers can get home for cheap right now because there are more people selling than buying...and therefore no competition. Unfortunately it is taking some time for homes to sell right now:(

A buyer's market means that there is more inventory than there are buyers.

Don't despair if you haven't had any showings. It's like that in most places. Here in Minneapolis the statistics tell us that there are 3 homes on the market for every one buyer. The media needs to help us by reporting better news, rather focusing on the bad. Most time they get it wrong and it really does have an impact on people who might be in the market for a new home.

It's because it's a buyer's market and that means that there are more sellers than buyers. Home prices will go down because more people are trying to sell to fewer buyers. Yes, now is a good time to be a buyer. If you are a seller, you need to do all that you can to make your house marketable right now. Plant some flowers, declutter your house, make it just shiny clean. If you have pets, take them to a friend until you sell. Nothing stops buyers quicker than the smell of a litter box or dog hair in a corner. Good luck.

It's only been two weeks, so give it time. Depending on where you live, it could take 6 to 12 months to sell your home. That's what my agent keeps telling me. The average home is on the market 100 days in my neighborhood and my home has only been on the market approximately 45. But like everyone answered, there are more sellers than buyers, so you have to make sure your price is comparable to the other homes in your market.
