You don't NEED a realtor to find a property. There are more properties available then just what is on the MLS. What you should do is find the house yourself (which now you can search all of the mls online, yourself, for free), and if you like the house make the offer. I'm assuming since you live in Georgia and want to buy in Texas for a rental unit, you aren't a first time homebuyer. There are ways to find out about an area yourself, and just because you get a realtor doesn't mean they are going to give you correct information about an area. Check the real estate charts on money.cnn.com because parts of Texas are depreciating.
I live in Charlotte, NC and I just had a contract faxed to me on a house with structural damage, and the "buyers agent" didn't see any problem selling it to an out of state investor, an investor that was NOT looking for a "rehab". Her only concern was when the deal was going to close? Not whether it was a good deal for the buyer. Luckily, conventional lenders don't do loans on houses with structural damages. At least someone is on the buyers side!
BE CAREFUL!! Realtors are STARVING right now, and just because they have a license doesn't mean they have ethics. And just because they are a "buyers agent" doesn't mean their concern is the buyer. The more the house sells for, the more money they make!!

You'll need a Texas realtor who is familiar with the area in which you'll be living. Go on Realtor.com and check out the market in the town where you'll live. Select the type and price range of the property, then call one of the agents who is doing a lot of listing there.
You don't need a realtor in Georgia if your sister is renting that house, but you should have a written lease agreement. It can avoid lots and lots of problems later on. Ask an attorney for advice. It's usually well worth the cost. |

You can have a Georgia broker, depending on what the licensing laws of Texas say regarding foreign brokers. In most states a broker in one state is allowed to represent a customer/client in another state where the transaction is to take place as long as they strike a co-operating agreement with another broker in the state that the transaction will take place. The costs do not change and the Texas broker will then be allowed to pay the Georgia broker if the Texas laws allow it. To find out if it is allowed go here
