You're best bet is to lower the price or rent it out. If it's a bad neighborhood, then you probably would do better to rent it.

I remember a real estate agent telling me once, "Any house will sell quickly at the right price." It's always stuck with me. If you truly want out, you can find a buyer if you are selling for less than the people around you. Remember "curb appeal," also, as the outside of your house makes the first impression to perspective buyers. If you are going to spend money on any part of your house to make it more appealing, make it the kitchen and bathrooms. Make sure it is super-clean (de-clutter to the max) and smells good-- get rid of any sign of pets. Have an experienced real estate agent come in (it's free) and tell you what needs to be done to make it sell quick.

Unless you want the hassle of dealing with deadbeat tenants and being called to replace a lightbulb in the dead of night and fixing holes in walls and listening to story after story about why your tenant can't pay the rent this month and then moving out during the night leaving your place destroyed, don't rent it out. We have done that with several houses we have moved out of and, although some tenants are great, others tend to think of you as rich people who are making tons of money off of them and they totally cause big problems. Best of luck with whatever you decide. :)
