Did it suddenly become a "ghetto" apartment magically overnight? Deciding it's "ghetto" now isn't going to get you out of a lease. You saw the apartment before you rented it, you are stuck.

If you want to try and break a lease, talk to the landlord and offer to run ads and show your own place and find him/her a qualified replacement tenant to sign a new lease. (you do not want someone just taking over your lease because that leaves you on the hook). The new tenant will have to pass whatever background/credit check the landlord used to screen you. You will be responsible for all rent until that new person is able to take possession and start paying. You will probably be responsible for repainting the unit if it needs it and any costs for cleaning.

A landlord doesn't really care who is in their unit as long as it's not a troublemaker or a deadbeat, so if you offer to do all the work to find that new tenant, you can probably talk your landlord into allowing you to break your lease.

Stop paying the rent until the L/L gives you an eviciton notice. Once you get that, move out, leave a clean apartment and pay the landlord the outstanding rent so you don't leave a bad credit rep behind.

Describe "ghetto". Is the neighborhood unsafe. Is the area dirty, or littered with trash? Are you neighbors extremely noisey? I would start by making official complaints to your landlord via faxing a letter with your signature. Call to confirm receipt for each complaint. After a few attempts, try and get them to break your lease. They should by now, have on file, your numerous complaints that have not changed.

You are entitled to "peaceful residence" or something like that, read your lease.

If its really ghetto, you can bet your a.s.s they are going to do their best to keep the deposit. They need the money and will be happy to use your lease breach as a reason to keep the money.

Cut your losses and be gone with it. Consider your deposit is the cost for the school of hard knocks.

In my city (NYC) we generally do not pay the last month's rent and just move out. The landlords here can always find someone else to rent it. But do leave the apt clean and tidy don't leave the landlord a disgusting mess. Clean out that fridge!! And don't even think of asking the landlord for a reference for your next apt.

why do you feel the NEED to break the lease? legally you cant break a lease with out penalty unless your landlord has breached the landlord tenant act in your state. You should get a copy of this and read it very carefully. Even if it is a ghetto apt you did sign a legal binding contract to lease the apt.

First you have to read the lease agreement. Saying that you are being transfered might work, until they ask for a letter from your employer. If they catch you in a lie, they don't have to believe anything you give them from then on. Does he want to move just because it is ghetto? Why did he move there in the first place? How much time is left on the lease? What are the allowable lease breaking items? What are the penalties for breaking the lease?

If you just made a big mistake on this lease you should be a man and admit your mistake. They would accept that easier than lieing. Why try to make everybody else pay for your mistake? Be a MAN, not a whimpy liar.
