i havent bounced a check and im the only tenant, but i do like the answers about pennies. i think he just got a huge settlement because he got his finger cut off at work, so this is one way off saying get the "f" out, i dont want you to live here anymore

Be sure to get a receipt each time and keep them in a very safe place. If you paid me in pennies, I'd make you sit there and wait until I counted each one.

Ask him if he will accept an automatic transfer into his bank account each month. They're easy to do.

Yes because it sounds like he is trying to hide income...but that isnt' your problem to police that.

Just send him a letter telling him that you'll be more than happy to pay him cash, but he must come prepared with a signed receipt (be sure the month is on it that the rent is for and he signs it) before you'll give it to him.

Don't get into money orders unless it's a postal or from a bank. Convenience store money orders are cheap, but good luck getting them to prove anything was paid for.

Even if you pay him with a money order, be sure he gives you a receipt...DO NOT say, "I'll put it in the mail" or "I'll bring it by tomorrow".

You'll never see it if you do and he'll claim you never paid him at all.

Yes he can. He probably has had too many checks that were returned for insufficient funds. I had to do that with a tenant that gave me bad checks three times in a six month period. I was tired of dealing with the bank fees and chasing the tenant to make good on the payments

He's entitled to ask for the method of payment he wants to receive from your rental. However, read your lease and see if there is a stiplulation there that states only cash or money order. Be sure to always ask for a signed receipt for your own records and as a CYA.

Yes. That way he will never have to face the responsibilities of a bounced check.

The penny payment... I really do not believe that is legal. Would seem like it would be but I do not feel that it is.

Too much time counting it and too bulky to carry to the bank.

I don't think he is being vindictive or anything.

It could be that he no longer has an account to cash the checks, or something. I don't know, but there are many reasons that he could want to avoid taking checks that have nothing to do with you personally.

It is perfectly legal to not take checks. It can be a huge hassle.

EDIT: those that are saying to check your lease are incorrect. The method of payment is rarely that specific in your lease. I would be very surprised if it said anything about cash or checks.

Yes, but I believe it has to be stated in your rent contract. Unless you have given him bad checks and he no longer wants to take that risk.
