Try a Mortgage Broker in your area. They will have access to many different types of programs, some of which may suit your needs. (If you live in Tennessee, I can help.)
Also, try asking your Real Estate Agent, they usually can direct you to a reputable Mortgage Broker. (Again, if you live in Tennessee I can help. I do both.) |

How low is your credit?
If you are a first time homebuyer without any mortgage history, your credit score is expected to be lower than a homeowner. The average credit score is mid to low 6's because the mortgage "trade" is weighted much heavier than a revolving trade/credit card. Additionally, a mortgage late will drop your credit score about 100 points while a credit card late will only drop your credit score about 30-40 points.
Therefore, you will find many lenders who will do 100% financing with not so perfect credit.

Try a mortgage broker. They have access to different lenders who have various programs for people with credit issues or you can always try someone like Lending Tree. |

Is it for a refinance or a purchase? For a purchase, all you need to do i s fin d a house with enough equity in it and use the equity as your down payment. The worse your Credit the more equity you need to find in a home. |
