Two big landmines here: #1 - Bad credit #2 - Self-employed
If you have been self-employed for over 2 years and have tax records, it may not be as tough. If you haven't been self-employed to 2 years, you are on a stated income loan that will be VERY challenging.
You need a hard money lender, and those interest rates are not cheap. |

I would suggest that you contact a local mortgage broker. However, in the current mortgage market, you may not be able to get a loan. Even people with good credit, good documentable income are having a tough time getting loans.
