One way I've seen lenders get on a realtor's short list is to offer to work with them on a difficult case--that is someone who is having difficulty getting qualified because of a low credit score, previous bankruptcy, etc.
This is a two edged sword of course because if you succeed, you're a hero and if you don't you haven't really distinguished your self from the pack in terms of your results. But, working on a case like this does give you the opportunity to show a realtor HOW you work which can be almost as important as results. And, with regards to how you should work and what realtors look for:
1. Take the initiative to communicate whenever there's a new development in the loan process. Don't make the realtor always have to call you to find out what's going on.
2. Pick up your phone! I know one lender who got a ton of biz because she gave out her cell number to realtors and answered her phone on the weekends. Whenever a realtor gets a new client on a weekend who has a financing questions, who are they going to call? The person who is most likely to answer the phone. Of course, there will be times when you can't answer, but if you take after hours calls more often then not. You will get business that your competitors miss out on simply because they weren't available.
3. Be frank with realtors and clients. If you can't get someone done, say so as soon as you know. There's nothing worse than thinking that a deal is going to go thru and then having it fall apart a week or a few days before closing. When you have exhausted the posssibilites at your disposal for getting someone approved and it hasn't worked out, be sure to let the realtor know the different avenues you explored to try to get it them done and what steps you have advised the clients they could take that would make it possible to get them approved 3-6 months down the road.

I've been a Realtor for over 11 yrs, and yes, we do get approached by A LOT of mortgage companies wanting our business. For one, you need to ALWAYS be available to your borrower and the agent. Nothing upsets me more than calling my mortgage lender / broker only to find out she/he's not in the office today, or has stepped out, etc. Should you have to step out, or be out of the office, someone should ALWAYS be able to pick one of your files up and know where it stands.
Second, as a Realtor, I do NOT want to have to babysit my mortgage lender / broker. My job is not to process a loan, my job is to sell real estate. I want to know YOU are taking care of my buyer.
NEVER promise what you can NOT deliver. Do not sugar coat the truth...It all comes out in the wash anyway...Just always be upfront and honest with EVERYONE involved in the transaction !
I was an originator for Wells Fargo for two years, so, trust me, these things matter!! |
