I currently live in a 1bed/ 1bath in Rancho Cucamonga, CA, paying $990 monthly. The lease is up at the end of the year, so we are looking for something bigger and our cost here will go up approx. $50 dollars monthly. My co-worker's brother has a home in Hesperia, CA (much more affordable area) that he is interested in renting to us for what we are paying now. The home is a 3bed/ 2 bath, but he needs to keep his business tools and other stuff in the garage and one bedroom. The home is very nice, and he is willing to include all the appliances. Were I am concerned is, I can easily find a home with all the rooms included for about the same cost, or $100-200 more a month. I'm trying to weigh out my options; I've asked him if he could drop the rental price a bit more, but he said he's not sure and will get back to me; I think he pays about $1200 for his monthly mortgage. I would normally jump on the offer because it's what we are currently paying, but it's 40 miles from work. Additional Details Great answers so far; here's a couple of notes...
-I'm not related to him, I've met him through my co-worker.
-He lives in Whittier, which is more than an hour away, so he would not be coming by more than 1-2 times a month to pick up mail, since it's his business address.
-And, eventhough I will be commuting, I can carpool because I will live in the same city as my family members and friends. |

Well if I were you, I would look for a home near your area where you said you can find a home near you for the same price you are renting right now, I think you are wasting your time with him if the home is 40 miles from your house, you will not be saving any money like that, instead you will be wasting alot of gas and miles on your car and it will be more than what you are renting right now. |

Wow-California is really expensive to live. I think any of their rents is a bad deal!
I live in central Iowa with a 4 bedroom spacious house (only 1 bath). A two car garage and basement for $575. a month. Utilities run about a hundred a month.
If it's 40 miles from work that's too much. Gas prices are going to get worse, and the average commute to work most Americans have is 20 minutes. |

40 miles from work--how long is the commute? Is it wise to increase your commute with gas prices so high? Are you willing to spend more time commuting to/from your job. You'll probably eat up the $50 increase in gas by moving farther. Also remember, you will be paying water, gas, electric, phone, cable, more utility costs than you now do.
If you go with your connection and he's paying $1200 for his mortgage, then it seems a fair tradeoff that he gets garage plus 1 BR. However that may mean he will need access to your home from time to time. Maybe he could just use the garage and NOT the BR? Plus you'll have so much more room than you're used to, who cares if you have 2BR/2BA rather than 3BR/3BA. .
My advice, for what it's worth, is NOT to increase your commute OR your monthly living cost. Instead you should start saving for a condo or house of your own. This is a buyer's market, but you need a down payment, and need to avoid buying more house ($$) than you can easily afford.
Houses cost money, something always needs repairing. |

As I was reading this, the first thing I was thinking was where do you work? So I'm thinking around the I-10 and I-15 area. I would not move into Hesperia unless I wanted to see my brother ever night, and I don't, but the drive and cost is more then the added 200.00 a month and the cost in wear and tear on your car is more too.
Move closer to work if that is your most driven place. It will save you time and time is money.
Oh and if you do move out to Hesperia, my brother and you could car pool, he is a actor and makes the drive ever day to the studio's in Hollywood, but he grow up in a truck driving family so He likes it there and it gives him time to unwind on the way home.

it sounds pretty good, but gas isn't free and i would advise that you first look for a place closer to work for about the same price and all but if not, this sounds like a pretty good deal because if you think about it, it has twice as many bed/bath rooms as your current home, good luck and i hope my opinion helped! |

You have to be very smart about this descion you make. Take all factors in. You have to make him want to rent it to you. Be firm when you are asking for a cheaper price. The average rental cost in your area for a 3 bd house is about 1100 dollars. I think if you really want to move further away
you should probably go the cheaper route and change a bit of your live style.
Also if you work 40 miles away, hmm lets based that off of a 4 cylinder car which average milage on the highway is about 25-27 miles a gallon so truthfully gas would not really be a problem. If traffic is heavy trying to get to workor coming home. That means you would have to give up your scheduled sleep an extra 30 mins considering that 40 miles take an average 35 min based of of 65 Mph. So you would loose 35 mins more of sleep.
Sorry if I am getting to technical but I just want you to factor everything that is there.
If it was my I would deffiently spend the extra 200 dollars and live closer. Because I love to sleep in as much as possible.

Keep in mind you are renting from a relative, and you won't enjoy the same freedoms as from a traditional landlord. On the contrary, there may be some perks to the situation as well.
What I would weigh in my mind is if your privacy is compromised in any way by having him keeping some of his stuff in the garage, and maintaining a bedroom.
Also, I'm sure if you had to be late for some reason with the rent, he may be more understanding than a traditional landlord and may not charge you a late charge.
The rule of thumb is though, not to do business with relatives if at all possible. |
