I need some help with a sheriff sale?
okay so there is this sheriff sale going on july 23rd in my town. there is a house that im really interested in and would like to buy before the sheriff sale is that possible?? i live in ohio and a lot of forums i have read say that banks are more than happy to do this so they dont have to pay costs for the auction. on the web page it says that the appraised value of the home is 25,000 and the starting bid is 2/3 of the amount of the appraised value. how much do you guys think i should offer? i went to our countys website and searched the parcel number for the house and it says the home was appraised 10/21/07 75,920. any help? and it dont have any liens or anything on it.

I suggest you go down to your local courthouse and ask the clerk where the list is for the foreclosure/sheriff sale is. Go to the list and look up the property your interested in. Write down the document number and take that back to the clerk. Ask the clerk to pull the file and you will have all the information you need such as owners name,balance due,property taxes, attorney who is handling the sale. Contact the attorney's office and tell them you are interested. They may not talk to you because a sheriff's sale date is set. This can be a good them because they may tell you to pay full price which would be the loan balance, auction fees, and all the rest of the fees.

With that said if you want to bid on the property make sure your bring the proper documents and be prepared to have a cashier's check to hand over. The next day you will have to pay in full so do not think you can get a loan, this is not a regular transaction.

DO NOT go by what a website says because they are always 6 months behind. Do you realize that the appraisal is almost 3 yrs old, which means several things. RED FLAGS! The house is a definite fixer so I hope you have the money to fix it up. You can't always get a loan for home repairs due to the fallout so you need to be prepared for that.

Before you put an off in, you may want to get the house appraised so you have an update. This will have to be paid up front by you and you will not get reimbursed. Cost is approximately $400.

You don't know if it has liens on it because that information is not told to the general public. Also it won't be said that past property taxes are due and then you have to pay current property tax.

Sheriff's sales are not always bad but the red flags are an appraisal that is 3 yrs old, past property tax may be due and there could be liens on the house.
