Yes you can take them to court, but I wouldn't waste my money. It's not likely you will get anything anyways, unless they signed a contract and damaged your property in anyway. Just cut your losses and consider yourself lucky. Find a suitable renter with a good history. MAKE THEM SIGN A CONTRACT!! Its easier to get bad renters out if you only do a month to month contract verses leases for 6 or more months. |

You can still file a claim in small claims court getting a judgement to pay their last month's rent even though they are no longer living there. |

If they signed a lease then they are bound to the lease for the agreed term. You can sue for all the money you would have collected until lease end. Granted no new tenants move in. |

Typically that is why you have them pay a deposit over and above the rent. This covers you for this type of situation. You could take them to court for the cash but it would probably wind up costing you more than the effort to collect the cash. Write it off. Move on.

You can file Small Claims on them to redeem your money owed. You do not need a lawyer for Small Claims, but be well prepared with your documents, pictures ect. |

Yes, you can. You have a two year limit to file charges. Best way to do it , is in the Small Claims court. Do it within the first year. Also check with your County Courthouse.. |
