You'll want to see if you can get financing. He's eligible for the VA loan which may give you a better rate if your credit is iffy. After you get preapproved (and be prepared. . . . they may tell you that you can afford more of a home than you actually CAN afford so be careful on what YOU decide your price range is), find a realitor and take a look at what's in the area.

An FYI. . . . if you don't know the area very well it may be a good idea to rent for at least six months. Then you can get a general feel of the new city, where everything is, the "bad" areas of town, the good school areas, etc. With your husband in the army you don't want to buy a home you won't be able to sell because of a bad location. Living there for six months would give you a better idea and you wouldn't have to trust that your realitor isn't glossing over the defects.

Surely the local base offers help and/or advice. If it's a military town the local real estate agents will have lots of experience to service your needs.

Go through a mortgage broker. They have access to many options for mortgages with different lending requirements. Some places don't do credit checks, some don't base on income, some just base on equity, etc.

I'm started a business less than 2 years ago so when I went for a mortgage I got shot down by 3 banks becuase of a couple minor things on my credit score and my inconsistant income. Went to a mortgage broker and she had 3 different options that would approve me depending on what kind of mortgage I wanted (open, closed, fixed or variable) and the length of term.

No guarantees that you would get approved, but it's worked for me and several of my clients that I've referred to mortgage borkers over banks.

Start by talking with a lender to find out where you are at. The identity theft shouldn't be a big deal, it happens and lenders work with these issues.

Find a Realtor where you are going and have them start sending you information.

I would recommend doing some research on the area you are moving into. How will you know a house has good schools or low crime, or is appropriate part of town if you just moved there? Also check to see if home prices are rising or falling in that area, so you don't end up losing money on your investment.
I would hesitate to talk to lenders and real estate agents right off the bat, they can be helpful but you must realize it is their job to sell you a house/mortgage.
One other thing to consider, if your husband changes posts every few years then buying doesn't make a lot of sense. You get charged 6% or so in transaction fees, so look to buy when you will stay in an area for a very long time. In the meantime, work on fixing the credit problems because that may cost you big if you have to get a subprime mortgage.

A couple of things:

It's my understanding that the military has a loan program for 30k with a 1% interest rate (or something similarly small)

You can use this for your down.

Talk to several lenders. If you talk to 10 and 5 say they can lend you money, even given his credit issues, and 2 actually give you good rates, you'll be in better shape than just going to one bank.

When you start talking to banks, ask the FIRST bank what your credit score is; then supply those numbers to the lenders rather than have each lender pull a credit report on you. Reason being, everytime a lending institution pulls your credit score you'll see a 90 drop of 3-7 points in your credit score. Meaning the 10th bank is going to see a much lower credit score if you've had each one pull the numbers.

You might also want to pull a credit report on yourself to make sure that eveything is correct on your histories.

Banks are being a little tight with their money right now, but mortgages are still happening, so don't worry too much.
