Is a home invasion robbery reasonable grounds to break a residential lease? It was very real with masked gun men, a full police response and report.

No, it is not a reason to break your lease.

Of course not. Your robbery situation was no fault of the landlord's. This is a police matter. Your 'not feeling safe' is quite irrelevant to the contract which you signed.

Bear in mind that such situations can occur anywhere. What would you do if you had PURCHASED the premises ? Expect the lender to somehow 'take back the property' ?

No. You don't feel safe? Get better locks on your doors. But you can't break your lease b/c that happened. I'm sorry you had to go through that though. What a horrifying experience.

Not unless your lease guarantees against home invasions, no. The only way to legally break a lease is by mutual agreement between all parties of the lease.

Two things to think about. First, they say lightning doesn't strike twice in the same place- now that it's happened, what's the chances of it happening AGAIN? I know, not very comforting.

Second, while it's not in ANY way grounds for breaking a lease, talk to your landlord. You may be surprised at how understanding they might be.

You can break your lease for any number of reasons, but to break it without financial ramifications isn't going to happen unless the landlord allows it. I doubt that you "not feeling safe" will be sufficient for your landlord.

You should look at the terms of your lease. Most leases have some way of terminating with notice, you may have to bear it for an extra month or so and probably forfeit some of your deposit, if any. You may also want to talk to your landlord, if he/she/it is understanding he/she/it may let you out for free... I know, landlord and understanding probably don't go together.

You can, but it probably means you'll have to pay a fee to whomever you rent from. Look over your lease agreement; it should say what the fee is there.

Typically, you have to give them 30 days notice so they can try to find someone else to rent the place as well as pay a hefty fine.

I would not care if it was reasonable or not. I would visit with the landlord and tell them I am leaving and why. Ask for their understanding and help. Then I would move. No matter what it cost me I would move to a safer place right away.
