Remember that this is a buyer's market not a seller's market and that the inventory outweighs the demand. I don't know if you can wait to sell your home or if you can no longer afford your mortgage but I would suggest you take it off the market. Why would I suggest that? You are trying so hard that you may have overlooked a few things that you can correct if you take 2-3 weeks to just sit back. Here are a few things you can check......First make sure you have your front lawn neat and clean. This means flowerbeds cleaned out and bushes neatly trimmed. If you have a porch make sure that it is uncluttered. Next check inside the house. Take away all clutter, personal items of interest to you (but not necessarily others), take down family photos and if you have knick knacks on the shelves take those off and put into a box for storage out in your garage. Take a look outside in the backyard and patio area and make sure they are neat and clean. Side yards should also be free of debris. Now that you have done all that, sit back for one more day, go outside the front door and enter your home as if you have never seen it before (this is what is called a buyer's eye view). Look for all the details they would such as is there wood floors, need carpet and paint, is the kitchen cabinets in good shape, how is the lighting in the entry, living room, bedrooms, etc. Now......Hold an open house. All you need to do is make flyers and hand them out to 10 neighbors across the street and 5 neighbors on each side of you (word of mouth advertising for free) Also contact a real estate company you feel comfortable with and ask them to put your home on their agent's caravan list (You can also contact the board of realtors for this). The day of your open house turn all your inside lights on in every room, in the kitchen place a plate of cookies (just to let buyers know they can take their time to look at your home), and put fresh flowers on the livingroom table. Make sure you open all your windows (weather permiting) and if there is a sliding glass door open it only part way (this will keep people from running into the glass door). If you have agents stop by, ask them for their cards and keep them on the table while you hold your open house. This lets other agents know that there could be offers coming in and they better show their buyers your home. The next day after your open house, contact those agents who left their cards and ask them what they thought of your house, what their buyers thought. This will give you an idea of what else needs to be done to get your house sold quickly. Let the agents also know that you want to sell it By Owner and that you may be interested in possibly using an agent down the road. At night, leave your outside lights on (buyers look at houses at all times of the day and night) |

No you're not. Rent it out and make money off of the renters. It's better than leaving it sit empty waiting for a buyer.
Research the cost of rentals in your area and include the utilities in the cost of the rent.
I live in a town with a University. Most houses rent out at $1000. per month. This includes utilities.

Maryann, do you HAVE to sell now? If not, then take if off the market. You are only doing yourself more harm than good if you don't have to sell now. If you do have to sell, well all you can do is keep hope alive! And there is hope, just not many buyers. I know it's frustrating, I know how powerless you feel.
