You absolutely need a lawyer, especially if you have no agent working for you.

You need an advocate, get your own attorney. They will make sure you have a clear title and deed recorded.

If the home is listed with a Real Estate Agency, your best move is to get your own agent through referrals from friends or family who had good experiences. The commission on the sale of the home is being paid by the seller and is part of the listing agreement between that agency and seller.Your agent will be acting as a buyer's agent and will have only your interests in mind. There are many things to consider such as negotiating the sales price, inspections, insurance, and the contract between buyer and seller will be handled by the agents who will then take it to the title company who will take care of all the paperwork.
You can go to a real estate lawyer also. They certainly know how to handle the paperwork appropriately.

I would recommend you retain the services of a real estate attorney. He will represent your interests in the transaction. If the seller makes the you believe that his agent will handle the paperwork, read every line of every page in the contract. That agent is not representing you no matter what he might think. Although it would be legal for the agent to represent you both, it is extremely difficult for an agent to be a dual agent.

Get an attorney so you know that you are covered.

I dealt directly with one agent I could TRUST, the same one each time I bought and sold my homes. I am glad I did there is a lot of follow up work after you by a home, a good agent can be quite helpful. Unless you are knowledgeable of the law get an agent. Talk to people who have had success with one agent on several different sales. The top sales agents aren't always the best for your needs.
