I want to buy a house; I'm 24 with decent credit and climbing, but no down payment money?
I just moved to San Antonio, in a big part due to what my bf thought jobs would pay and housing costs. (We come from FL where everything is horrid for homes there!)

I've seen homes for sale as low as $63k or $40k. I need to know where/whom is a good person to talk with about buying a home, but I have no down payment money to work with... MAYBE can get about $2k but that's a maybe.

Anyone have ideas on where I would start to see if I qualify???

Get qualifed by FHA and ask about non profit organizations monies for downpayment and/or closing costs such as, Ameridream and NEIHAMA

YOu can go FHA and use a program like amerdream or Genesis. Both of these allow the seller to pay your down payment and closing costs.

TALK WITH A LOAN OFFICER.

I believe that it's not how much money you have down, but how much you spend each month. YOu can put 50% down and still not afford the monthly payments.

I would NEVER!!!!!!!!!!!! spend more then 25% of your gross income for housing payment. DO NOT BE HOUSE POOR.

Also, you should be saving (before and after you purchase) at least 10% of gross income per month. PERIOD.

Buy a house in a good area. LOCATION, LOCATION, LOCATION is the most important feature in a new home. Not counter tops, etc.

Remember, buy location and don't spend more then 25% of gross monthly income for payments.

Look to a bank that offers FHA loans (like chase or citi) FHA loans are typically approved if you credit is ok, and your income to debit ratio is ok.
FHA loans are backed my the government, and may have a little higher fees, but they will allow you to mortgage over the 80% (which is where most lenders cut you off) and will usually let you roll the closing into the loan.

The only way you can buy a home with no down payment is to buy it directly from owner on a land contract.

Another option is Sellers Assist.

Lets say the house is $50K. You will need about 15K for down and closing costs. If the house appraises for 65, you get a loan for 65, the seller sells to you with a seller assist agreement, the extra money goes for all the extras.

This is less possible in the current economic environment.

It depends on the loan. My husband and I bought a house with no down, but we were able to get a VA loan. Ask a mortage specialist about options.

Contact a local lender (bank, savings & loan, mortgage company)) not a mortgage broker. An experienced loan officer can tell you what you qualify for over the phone (income to debt ratio, etc.). That is not an approval. Many communities have programs to help buyers in your situation. A good loan officer should be familiar with them.

San Antonio is a great market especially for buyers. There are programs out there for first time buyers. I prefer working with first time buyers because I used to be in your predicament. I wanted a home and didn't know where to begin. I am not sure about Texas, but in my state we have a first time buyers program that does not require a down payment, but you do need closing costs of about $1200.00. The closing costs can be budgeted into a pay plan over 9 months if you do not have it up front.
Another benefit for the program is if you meet the income guidelines you can also qualify for special programs on payments and other financing points and rates.
Who to call, try calling a broker or go into a mortgage lending company, they can assist you with many of the programs and even getting pre-qualified.
I have my preference on a mortgage company, but I am not sure if they are located there or if you prefer working with a bank.

we got a loan without a downpayment. We have a FHA loan also. Although if you don't have any money you probably shouldn't buy a house theres a lot of unexpected things that come up.

Call a Realtor and ask if there is any CHFA money in your area. It's money for first time home buyers.
