James is right, get educated about real estate. Realtors usually don't know anything about actually buying real estate, they only know how to fill out forms. Learn how to REALLY buy houses.
For example, last year we bought a condo in my area with $10 down and we took over the loan subject to. That means the owner agreed to keep the loan in their name until we can refinance or resell the condo. My business partner and I now own a condo with $10 and no credit. We have rented the place out and have been making payments on the mortgage ever since.
Also keep your eye out for lease option or owner finance opportunities. You might need a little cash up front, but your credit won't be that big an issue.
Just be sure you can safely afford to make the monthly payments! Be realistic about your situation.
Don't listen to people who don't know what they are talking about. |

Save 20% of whatever the house is selling for for a down payment.
Get 6 mos worth of living expenses in your bank account
Work on paying off your past due debts or whatever mess your ex left you with on your credit report
Pay things on time
Get your income up if possible
Raise your credit score by being responsible with the credit that is extended to you.
You need a decent credit rating to get a house. They want to know you are responsible, and with a 5 year window, you have ample time to get your financial house in order to show that you have changed. |

You could probably get into a home right now. There are a lot of ways to buy property with little or no money down and with using your own credit.
You can take over payments on a home by buying it "subject to" the existing mortgage, You can purchase using a lease option, or "rent to own" type technique, or utilize a land contract, sometimes called a "contract for deed".
If you want to choose to purchase conventionally, five years will be plenty of time to get your credit back on track.
Most people coming out of bankruptcy and foreclosure are able to get financing in as little as two years.
If you want to go the creative route, ask around to find the Realtors in your area who know the sellers who are open to this.
I would call and say:
"I am looking to purchase a home where the seller finances me, such as a lease option or land contract. Do you know of anyone open to this?"
Many Real Estate Agents are unfamiliar with these concepts, so you will probably have to call a few different places. Stopping into a real estate office for a visit may get you even more traction as it is hard to blow someone off when they are standing in front of you.
If you want to wait and go with traditional financing, call a lender and ask that they help you to put a plan together so you are able to purchase in a few years.
Most should be willing to do this.
