Please check your local zoning laws - they regulate legal use of property. You may need to get your home zoned for multiple residency or apartments before you can collect rent.
You will also want to check on property taxes, as well. Most of the time, your taxes will go up if you "improve" your zoning.
If you "just do it", you could incur some outrageous penalties.
Aside from this, talk to your homeowners insurance agent about appropriate coverage for you, should you decide to do it. You will need some changes in your policy. |

I presume you want to rent the basement as living quarters. As others have indicated, there may be municipal rules concerning doing so, as well as insurance issues. A BIG item to check is whether or not there is adequate egress in the event of a fire. If the only way out is up the stairs, you're going to have problems renting legally. Fire rules generally require more than one means of exit in a fire.
If you don't rent the basement according to the rules, you won't get proper insurance either. If you don't get proper insurance and there IS a fire, you will be sued for everything you own, plus MORE, because your insurance won't cover you having an illegal rental unit. |

i read one of the answers to the question about the local zoning laws. I want to rent my basement in MD and i went to the local county website for zoning laws but was unable to find information in a manner which i could understand clearly and simply. Any suggestions?
I saw all the zones and size of lots, spaces etc but no information about renting a part of the single family home.

You need to find out from the town if it is legal. If it is not legal and you have tenants, you will have a very hard time evicting them if you need to. In NJ there are also damages against the landlord if you rent illegally and they usually side with the tenants. Be careful. |

You dont need permission from anyone. You just run and ad and get someone in there. If you own it then its your property. If your renting then it would be subleasing and the owner may not want you too. |

If you own the building no permisssion is needed if you dont own the building the you need to contact the owner or property manager. |
