Have you tried first time home buyer's programs. Or seeing through your city (usually called home ownership assistance programs) if there is any type of help? I would suggest going to this website http://www.hud.gov/homes/index.cfm. It's HUD homes, but they have great links to start with. Also you should be able to ask your loan officer about an 80/20 loan (I think its what its called?) Where you have the two loans. One is for the 80% and the second is the 20%. This way you do not need a down payment.
Good Luck and I hope this helps a bit. I am learning myself in hopes to one day buy my own home. Just stay away from those ARM loans. I have heard some horror stories. Please try to get a fixed loan. It is better for you in the long run. No surprises.

Find a different lender! If the person who quoted this loan for you didn't ask if you had money for a downpayment in the first place you really don't want to deal with them. You'll need more than 30k anyway. You need money for the home inspection, potential repairs, insurance, and other misc. expenses involved in purchasing a home. Find a lender who can explain this all to you.
Sorry, though, the house you want- you won't be able to afford it. You need to have enough extra money for repairs down the road.
BTW- the 80/20 loans are not the best way to go. You're still borrowing more than you can afford that way. |

If someone can "gift" this amount to you, and write a letter saying that this a gift and not repayable, this would be acceptable. OR if you have a 401k, you should be able to borrow from that. |

It's really hard to respond without knowing what you mean by not having the best credit. What is wrong with your credit? What is your score? Are you going full documentation or having to go stated income? There are several variables that need to known to advise you accordingly.
Next, are you talking to a bank or large commerical mortage company? You might want to check with some brokers as they typically have programs available the larger institutions don't have.
If you want to email me your situation so not everyone in cyberspace knows your business you can email with no obligation. Even if you are not in the state I do business, I can still give you a general idea what should be available to you.
I wish you much success. Maybe you can get your credit cleaned up enough to raise your scores as well. Hopefully you have a knowledgable loan officer to help you with that too.
