You've gotten some good advice. Here's just a few additional, small tips. They might seem silly, but they make the home look sharp. I've done this every time I've sold a home. Last time, there were nine identical homes on the market in the development. I had the highest asking price. Mine sold first. With a full price offer.
Fix everything that is broken. People are looking to move in, not to repair.
If you have any grout, clean it with a Clorox bleach pen. It will look new. Even if you think it's clean now, try this $3 trick and you will see a difference.
Buy new toilet seats. They will make the bathroom look so much cleaner and newer.
Put up a new shower curtain liner. This is just a couple bucks, but, again, keeps stuff looking new.
OK, this is gonna seem odd, but trust me...arrange your kitchen cabinets and refrigerator so that everything is lined up nice and neat with all the labels facing forward. Like it would look in the supermarket. People will read your kitchen as being easy to keep organized, clean, and neat.
Fold everything in your closets like it was sitting on a shelf at the Gap. Small items in the closets need to be in baskets. Make it such that when someone opens the closet door all they think is how pretty and organized the closets look.
Of course, hide all toiletries in the bathroom, but also get a small basket, fold a washcloth on the bottom, and put some hotel soaps, shampoos, and lotions in the basket. People will think living there is like being on vacation.
Put tall, fresh flowers somewhere near the front door. People will walk in, see them, and think your house is fresh. (I've heard yellow is the best color. I've used yellow, but can't imagine other colors would not work.)
Do NOT bake cookies or bread. People think you're trying to mask odors. And don't use a glade stick-up! Spray Oust 30 minutes before someone comes to look at the house. That's long enough to get any chemical smell out of the air.
Make sure you clean the outside of the windows. Removing screens also makes the rooms look brighter. At a minimum, take down the screens and wash them with soapy water. After you've done this, you'll know why you did it.
Pay special attention to cleaning sink and tub drains. Scrub them until they shine. Most people ignore this area, but when those things are clean, people think new and/or very well cared for.
Clean your TV. Especially the back, which is a dust magnet, and the base. Clean the wall behind the TV.
Clean above the door frames. Replace your air filter. Clean the air filter frame. Clean all air vents. (Remove these and put them in the dishwasher.) Clean all electrical outlets, door knobs, doors, and switches. People forget about these. Also clean all furniture legs. When these little things are clean, people assume you've maintained the home well.
Scrub the front door, especially the door plate and threshold. This is the first thing that the potential owner will see.
Put away all your kitchen and bathroom appliances, napkin holders, salt and pepper shakers, and knick-knacks. Let the countertops show.
Turn every light on when the place is going to be shown. It makes the home look bigger, cleaner, and brighter.
Sorry to have gone on so long. I love staging homes. Maybe that's why I move so much! |

Tangent couldn't be more wrong. 1) A Realtor is a professional and has several tools and services to their disposal that you do not. 2) A Realtor knows what the market value of your home is.
It doesn't matter if you think your home is worth $100,000. If the market in your area only dictates it's only worth $80,000 that's what you'll get. Buyers agents will also use comps to advise their clients on what to offer for the house. Honestly the reason you hire a Realtor is because you don't know what the MV is in your area. And Realtors don't make as much money as everyone thinks, they have to split with their broker, pay a franchise fee if they are with one of the big names, pay E&O insurance, and then they have to pay about 25% self employment tax.
Selling your home for what you feel comfortable with is not the best advice, the market dictates the price, not your feelings.
Also every Realtor lists their listings on MLS (the Multiple Listing Service) because that's how we sell houses. That's the database that other Realtors see your home in and how they show their clients what's available.
Realtors don't just pick a number out of the air, we do research to tell you what your home is actually worth.
"You are the boss make them do what you want them to do."
First of all, yes you are the homeowner, but if you are selling your home and want it to sell quickly keep in mind your home actually now belongs to the market. Keep it clean, paint any odd colored rooms in a neutral color.
Realtors are business people yes. BUT OUR BUSINESS IS SELLING HOUSES. So they do know what they are doing. Would you tell Donald Trump how to do his job? No, because he knows what he's doing. Realtors may not be Donald Trump but they make a living selling houses, they are also good to have around because they are not emotionally attached to your house like you are, they can advise you on items that will make your home sell faster because they do this every day, every month, every year, hundreds of times a year.
Now at the same time Realtors that are real professionals will treat you with respect, it will be hard but let them take the drivers seat. They will ask you what your mortgage payoff is, if you have any leins on the house, etc, then they will figure in their commission, the buyers agents commission, the market value and then help you set a price. |

Paint is probably the cheapest item that dramatically brightens a home's appeal.
Not cheap, but most important for a quick sale, is a price low enough to bring in competing offers.
Perhaps posting flyers in public places would catch a buyer's eye. I know someone who did that. Put copy of his realtor's ad in the local SuperMarket and at a large employer's cafeteria bulletin board. |

make sure the house is clean and to encurage buyers when considering selling proce include 3-6% seller consessions. this will bring buyers out of the woodwork.
seller consessions are simply put if your home is selling for 100k you will contribute lets say you will give 6% you will contribute 6k at closing to cover buyers closing costs
its all on paper your just giving that money to them out of the money you would get!!! alot of buyers will pay a bit more than they would for ahome without seller consessions.
the proce must be fair market value and appraise to that amount. most borrowers are offer ing less that asking price but will sometimes take the asking proce if its fair because of seller consessions |

Don't be afraid of color. I can't believe I even said that! lol
What I would suggest is having a "stager" come in and stage the house for you. It is a fantastic way to make your home stand out from the others. As a Realtor, I recommend it to all my clients and it works.
Just make things fresh, clean and organized. No clutter, no religious stuff on walls etc. You want to appeal to the masses. I sure hope you get them. October huh? Why are you waiting? Aren't you missing the best market time?

Remember you're the one who's selling the house. Not the realtor. Realtors are trying to make a deal come together to put money in their pockets. Don't forget no matter how nice they seem, They are business people. You are the boss. Make them do what you want them to if there is something that you think will sell your home. I would suggest putting out fliers in your yard with pictures of the inside of your home on them. Make dang sure it's multiple listed. Make sure it cosy and smells good. You want to make it look like a retreat as much as possible. Sell it like royalty is going to be walking through it. One other tip. Don't let a realtor talk you into selling it for less than you feel comfortable with. A percentage to them may only be a few hundred dollars, but to you could be several thousand. |
