I would like to buy a house by June. How soon should we start looking at houses?
We are in an apartment now and signed our lease for 7 months since we are expecting. I am in a masters program and hope to find a job once I'm done school. We already have a realtor we will work with, but how much time should we give ourselves to find a house to move into by the end of June. Our lease is up June 30th.

If we start looking now, our realtor wants us to get preapproved so she knows our actual price range. That makes sense, but the preapproval only lasts for 30 days. Will that bring down our credit scores if we have our credit checked now and again when we find the house we want to get the financial part of it all taken care of?

Divide you search into phases: one phase for information gathering: this is where you find out about neighborhoods, commute issues, economic trends, houses available, factors specific to your geographical location: types of heating etc.Next phase for discussing with partner and agreeing on goals (fixer or not, plan to resell soon, etc). Next phase for finding suitable homes in chosen neighborhood. Next phase for researching specifics on chosen home: who are the neighbors, what is the history of the home (permits, inspections, tenants vs owners etc.), what is it like at night etc and other things you don't want to wait until you have signed to discover. Along the way you will discover whether or not your realtor is the right one. The first and second part of the search can span several months. The last two steps would be accomplished in two months.
DON'T get preapproved for a loan now. You will just subject yourself to sales pressure from consummate unconscienced professionals. Do your own budget analysis. It is not that hard. Consult Suze Orman's books for tips. Lenders will try to get you maxed out on a loan, but only you can figure out what is realistic and comfortable for you. The old formulas: {you can afford a house that is 3 times your yearly salary, and also you can afford a house payment that is on fourth of your income} are not fashionable now, and lenders don't use them, but you see what the results are: crashed economy. Those guidelines will protect you.

Start now. Even if you do not intend to buy soon.
It will give you a good idea if you are getting a bargain when you finally choose.
I started my book 3 months before. Top of my list was my calculation of price / sq foot. At the time, I limited myself to homes that solf for less than $100/sq foot.

Put 20% down to avoid that nasty PMI. Which can add thousands of dollars / year to your payment.
It is not tax deductible and does not apply toward principal or interest.

The longer a house has sat on the market, the better the deal you can get...


BUT


You will have to deal with the small issues of an empty house like possible extra cleaning costs etc.

Find a good realtor NOW and tell him/her what you are looking for and let them do the work.

There are houses that have been sitting on the market for a year+ now and people are just going to throw themselves at you.

The longer you have to look, the higher the likelihood that you will be able to find the PERFECT deal for you.

I would start now but not really PUSH until you get closer to the date.

Your Realtor should be the best one to tell you this.

It would not hurt to go out a few times starting now. In Texas it can take as short as two weeks to close on a house. Most house closings here take about a month in part because the seller wants some time to arrange to move and the buyer wants time to do a home inspection and leave time for the seller to do any repairs. Most mortgage companies will not lock in interest rates for more than 45 - 60 days. So you don't want to actually find the house you want until about a month and a half before you want to close.

Any looking before that time would involve watching the good houses sell to someone else- but at least you learn what houses go fast.

Start looking now, have your realtor help you find out your price range and start looking now, its a buyers market and there are tons of homes out there... Foreclosures, short sales. You may be able to find a really good deal and just have someone take over your lease. The sooner you start looking the better.

I agree with your realtor. you are baking the cake without having any ingredients on hand. She knows the market and your situation, we do not. First you need to find out what kind of home you can afford before you even start looking. Do not think you can make that determination yourself, you need to find out exactly from the lender, based on your credit scores, income, future income & debt. After you meet with the mortgage co/bank, you go to step 2. Good luck & Congrats on the Diploma!

Start looking now so you get a feel of what is out there and what you can afford. You should narrow down the area that you want to live in asap and then start looking at houses. A lot of times the process between offering and actually moving in takes as many as 2-3 months. You can always put in your offer that your closing date will be June 20. You may also be able to get out of your lease early if you find something that you have to be into sooner.
