I would like to buy the house I am currently living in but I think that the asking price is a bit to high.?
How do I go about trying to persuade the owner to bring down the price. There are a lot of things that need to be fixed in the house. Do you think that once the inspection is done that the home owner would have to fix. Them in order to sell. Right? I have lived here for 3 years but renting. Now I love the house but to pay over a hundred thousand dollars with these repairs looking at me is kinda rediculous!

You can always consult with the owners to get an appraisal done. Then counter the offer based on the appraised value. One thing to think about...if you are paying $800 in rent per month and the mortgage is comparable, you can equate that number to about $650 per month in mortgage once you buy the home. The reason is because of the tax write-offs you will garner by owning the home. Right now, the owners are getting all the tax breaks while you figuratively throw your money away.

you need a licensed real estate agent...and yes after the home inspection is done, he has to fix those things (which will probably bring the value up).

if you had a real estate agent they could negoiate for you.

If you are certain that the asking price is way above market, just let the current owner list it at that price.

After a few months of having no luck, they may come to their senses.

tell the owner that you are really interested in buying the house but she has to bring down the price cause you need to fix some parts of it ,, and try to tell her what is the problem with those parts .. you can also tell her about building price depression
or try to ask for help for a realtor

Take it upon yourself to do a little research. Get comparables that match in square footage,lot size,bedrooms and baths,etc.

I would suggest you also get a home inspection (upfront cost) to make sure that you are aware of every repair needed and if it would make since to actually buy the house. Sellers or owners do not have to make all repairs but you may be able to compromise a little so that you can feel that whatever your offer may be is fair to you as well as to the owner.

Look at zillow.com to get a rough idea of what the house is worth. It is not 100% at all, but it should give you a ballpark figure. In this situation, a professional appraisal could help you determine a fair price.

You could have the seller fix them prior to closing or have the seller pay for all of your closing costs therefore allowing you to have the funds available to fix the home.

Look at similar houses in the area, go to open houses. The thing is, your landlord, unless he's a good friend of yours, will likely be trying to sell the house for as much as he can and if he thinks he can get what he's asking for the current condition of the house, he's not going to sell it to you for less. I would have the inspection and see how many problems are found that aren't up to code. The owner doesn't really have to fix anything legally if he can find someone to agree to take the house as-is.

When you are buying a house, you can lower the price on the home in your offer. It really depends on what things are wrong with the house. The only things that they are required to fix are things that could be a danger to you or the house. Small problems are not worth putting in the contract because they will usually reject it.
