The "help you sell" type of places usually have that service. It runs about 5k in CA, I don't know about elsewhere.
I am not sure it will help you much. Agents don't like showing those properties because they know they will be stuck with ALL of the paperwork and only half of the commission. |

You will be wasting your money as most agents will not show it. If you really want to do fsbo, you will be better off putting that money into your own ads. Also, if you are willing to pay 3% to a buyers broker, you should just find a broker to do the whole thing for 4%. Even with offering 3% most agents would rather show other properties that keep people in their business going. I hate to break it to yyou,, but that is the way it is. |

Where the home is located will help determine if some of the Free Sites (craigslist, etc) are worth it, but most doing a search for Discount Brokers in your area should help. |

If you do this, I suggest that you offer higher than the average rate to a buyers agent. As stated above, the buyers agent will probably be stuck doing both the work of the buyers agent AND the listing agent (unless you actually know how to do the listing agent's work). |

You can certainly find one or more 'flat fee MLS' listing services. However, do be prepared to see the buyer agent fee on such a transaction increase to more than half of the typical commission. Why? Because, you have no agent and the buyer agent will end up doing the work you do not want to pay for by listing the house with a brokerage, besides doing all the work for his own client. |

If it goes on the MLS, by that move alone, you are stating that you will pay at minimum, the agent of the individual that purchases your home.
The MLS is owned by the Realtor Association of the region that you plan to list your home via the MLS, and the owner of the flat-fee service must be a licensed Realtor in order to get your listing onto the MLS.
What the flat-fee Realtor is doing, is waving the LISTING portion of the commision and accepting the flat-fee instead. That doesn't mean that you are automatically out of paying for any commission.
Now, if a buyer comes to you directly without an agent, then you play the flat fee and nothing more. This is very possible because there are many individuals shopping for homes without a Realtor via the internet, which is where the listing also will appear.
If a buyer is working with a Realtor, they will typically have a buyer-agency agreement in place, and very few buyers will pay that agent's commission out of pocket, just to buy someone's home. There is simply too many on the market.
If you don't want to pay ANY commission, I would suggest listing it through a local newspaper, because if you list in the MLS, chances are you buyer will come to you with a Realtor in tow.
PS: Most flat-fee Realtors have in their contract, that you will agree to pay a buyer-agent commission if your listing hits the MLS, or they won't take the listing at all. |

Sure! One can always list their house for sale without an agent. One can pay up flat fee for the listing on for eg. realtor.com.
You property will be available on the MLS listing, however, your best bet to sell becomes open house. The real estate agents of buyers are very greedy to even bring their buyrs to see your house even though the house is listed on MLS. |
