You should start with being a real estate wholesaler, which is the find houses and put them under contract, and then selling (assign) the contract to another real estate investor.

Go to your local REIA (real estate investor association) first. You need to have real estate investors (buyers) line up to buy your contracts before you begin.

There you will also meet other wholesalers who can teach you the trade. Build a team of real estate agents, mortgage brokers, lawyers, etc; who work with investors.

Or you can forget wholesaling and partner up with a seasoned rehab. The REIA can help you with this too.

Run a search online for the REIA in your state.

Now may not be the best time with less then perfect credit. Unless you have a guaranteed incomes source other than selling houses I would advise against doing this right now. Buying now may not be such a bad idea if you have the money to do it but selling right now is tough.

the houses right now seem to be pretty cheap and a lot are in foreclosure.. i would suggest trying now but since selling homes have been difficult you may not be able to just turn around a sell it for market value you will probably have to wait.. here some information about foreclosures, it may not be for your area but it has some useful real estate information

Not the ideal time to do that unless you have lots of money for holding cost which could cost you up to 6-9 months depending on what area of the country you are in. Good luck!

The first step would be to find a reliable real estate agent in your area. Once you find a agent he/she will be able to direct you on how to find the best house deals. In reference to credit if you have a good amount in down payment money or a 401K for closing cost or maybe someone to get into it with you that will help with the less than perfect credit issue.

Assuming you can afford the payments and still have money to fix it up. Then once it is fixed up, sell it.

If you're a sharp negotiator and can purchase houses at prices that are no more than about 50% - 60% of the property's "after repair value" minus "rehab costs", then you'll be able to get all the money you need without your credit report being considered. I know: that's what I do for a living.

Go to reiclub.com and locate the the real estate investment club(s) in your area. Attend a few, find a successful mentor, and s/he will teach you the ropes and put you in touch with hard money lenders. Expect to pay points plus a high interest rate (two to five points plus 12% - 15%).

first sort out your credit rating....its not worth doing with a bad credit rating as you will not get good loan/finance offers...

check your credit report and begin to clean it up...can improve your credit rating within 6months...
