Under either the general law or the VRLTA eviction law, if the only reason the landlord has for evicting is non-payment of rent, you may stay in the rental unit if you pay all the rent and arrearage, and court costs (plus any late charges, interest, and attorney’s fees based on a written lease) on or before the first eviction (unlawful detainer) court date.



You may pay these amounts owed to your landlord, your landlord’s attorney, or the court. If you pay these amounts owed, get a written receipt and bring it to court on the first court date. If an unlawful detainer is filed, you can prevent eviction only once every 12 months that you continue to live in the same place by paying these amounts owed.

Depends on the landlord. If you are able to catch up and stay on track he may let you stay rather than go through the process of renting to someone else. Talk to him/her.

Im a landlord and I would let you stay in the house. TENANTS, discuss your issues with a landlord, we'd like to know whats going on instead of being avoided and in the dark!

I'm sure it cost to start the eviction notice, So call your landlord and explain your situation and maybe they will wait until the last day of January before they proceed.

I agree with everyone else, you should talk to your landlord. SO many people are afraid/embarassed/too proud to talk to landlords and bill collectors. I think you will find you will get a head faster and easier by discussing the problem. You will be surprised that many of them will actually understand and will help you, so long as they know you are making an effort to help yourself. Good luck.

Laws vary from state to state. In Ohio if the rent is not paid by tomorrow, then you are 2 months behind, and the landlord is within his rights to procede with an eviction.

There are Landlords that will listen to your valid reason and there are those who will not. Your best move is to talk to them.
