Well it's not criminal if that's what you mean but you are almost certainly in breach of your lease agreement with your landlord. This might open you up to a civil legal suit - the best thing to do is have your landlord agree in writing that you can do it then you're fire proof.
Don't forget the law requires you effect Employers Liability insurance if you have any employees at this B&B. |

Almost certainly not - most lets forbid either or both sub-letting and running a business from the property (as the landlord could be charged for business rates). There is no law against it, but you are almost certain to be in breach of your lease/rental terms. |

Depends on the lease. If there are clauses about 'sub letting' not being permitted I would think that is a no. Read your lease carefully as a contravention could mean instant eviction. |

As well as checking your tenancy agreement, you may need to apply to the Local Council for "Change of Use" of premises. |

If you are charging, which obviously you are, then I suspect some health and safety regulations are in place especially in catering.
If they get injured/food poisoning during their stay, then you could get sued - sorry to sound negative, but you never know.
Since you are renting, then I'm guessing it would illegal, and your landlord will not be happy. |

Your rented house will be a residential property - that is, for residential use only .
In order to change a property from Residential to Commercial (or back again) you will need to apply to the Council's planning department.
Changing between the two is a long and sometimes expensive process. Local residents will be consulted, by the council, and will probably object to the residential property becoming a hostel....
This recently happened in Edinburgh, where someone opened a hostel without permission. The Council's planning department took the property owner to court to change the property use back to what they had planning for (residential).
Further - unless he knows about it, your landlord will likely have a fit. Most landlords would have an abortion if you did something trivial, for example, changed from post-paid gas to meter gas / electricity. |
