If I'm buying a house, can my current landlord force me to pay rent until August when the lease expires?

The lease is a contract and enforceable until it expires. It does not matter if you live their or not, rent is due until Aug.

You entering into a different contract (the sales contract) has no bearing what so ever on other existing contracts.

Yes, that is the purpose of the lease. If you break that lease, you still owe that money. Sometimes if you can find someone to finish out your lease (with the landlords permission) they will not make you pay.

A lease is a binding legal contract. Generally, there are no exceptions to such contract because someone decides to buy a house. If you are the tenant here, you are advised to work with the landlord in any way possible to mitigate your costs relative to the lease. The landlord IS in the driver's seat here.

You need to ask your landlord if he will let you out of your lease with a months notice. Some will. If he chose's not to and forces you to pay until the end of the lease but you move out anyway, he can NOT re-rent the apt untill your lease is up.

Yes, you would need to pay until then unless in the contract lets you break the lease by paying a month or two in advance.

the lease is a contract that you entered into to pay until August.

if you move out early, you will be responsible for the remaining rent until August OR until the landlord finds new tenants, whichever comes first.

The landlord must make a normal effort to find new tenants (ads in the paper, for rent sign on the property, etc.). These costs can be deducted from your security deposit since he/she is doing this because you are vacating early.

Yes you signed a contract and agreed to pay until August. You can sublet the apartment and have someone finish out your term. However, you will be responsible for any damages that are incurred unless your landlord wants to break the lease with you and sign a new one with them. Generally speaking I would lasways be willing to let someone move out a month ahead and the tennant forfeits the security deposit. I can rent an apartment in no time where I live.
