Sure, why not? It's money that you've invested.
It's yours free and clear.

of course, once you take out your loan, the cash or cashiers check is yours to do with as you please.
take it to another place/state and place the funds as a down payment on the home into escrow.

Yes you can. Refinance the home with the most amount of equity (best if it is your primary residence) and cash out the money you'd need to purchase the out of state home. I am a loan officer at orion home loans (www.orionhomeloansinc.com ). We are located in southern california but do loans for all 50 states. So if you're looking for some exact quotes with LOW costs (ESPECIALLY in comparison to countrywide) then give me a call. My name is Carla and the number to my office is 1(877)674-6620 ext.247. Talk to you soon!

Yes you can. I myself am a mortgage planner and when a client comes to me to do this i allways let them know that if you are going to either live or rent out the exisiting home then the best product for you is our 40 year Fixed Pick A Pay. I know the media has played this loan to seem like the black plague however they are quite wrong. This products benefit to you is that it doesnt commit you to two principal and interest payments on two different mortgages, also if you have enough equity you could buy the new home flat out. Then if you decide to rent and you have tenats and they skip out on you you are only responsible for that minimum payment not P &I it works like a fail safe / saftey net. Then after a year more or so whatever you choose you can start to pay P&I or sell at that time its up to you. You can contact if you have anyother questions or would like a quote. NOW REMEMBER that alot of people will tell you that its your money when it comes to equity and to use it whenever but you only have that equity if you use it, the market can give you more equity or take it away as in little as a day. thanks again
