If I'm selling my house thru a realtor, how much is the realtor's fee?

tardis_mom
Usually 5 or 6 percent of the selling price. This percentage is negotiable. The realtor's fee is then split between the seller's agent (your realtor) and the buyer's agent.

souza kid
i thought it was 99.1231%

Usually 6% of sale price

all4equines
depends on the realtor you use. can be anywhere from 2% to10%. Ask the realtors, shop for one that offers low commissions. Also ask if there are any fees besides the commission so you don't get screwed w/administrative fees etc

Your realtor will not get the whole 6% commission. Nor will your agent get the full 3% split on the listing side. That's a very common misunderstanding.

Think of the 6% commission as a pie. Let's say the sales price of the house was $200,000. 6% of that is $12,000, yes?

So, 1/2 of the pie goes to the listing BROKER (not the agent) and 1/2 goes to the selling BROKER. That would be $6,000 to each side.

Then, the BROKER shares their piece of the pie with the agents involved. Most agents get 50-60% of that piece of pie, depending on your individual deal.

That means, in this scenario, that the selling agent might get $3,000 - minus franchise fees, E&O insurance, and all related costs.

If your agent gets lucky, he/she might be both the listing and the selling agent, and earn $6,000 minus expenses, but your agent will never get the full 6% commission on any deal.

And all commission income is taxable by Uncle Sam.

Good luck and best wishes.

To properly answer that it really depends on where you live and who you are going through. I would do your research and find the lowest percentage with the highest credibility. What does it matter if they are cheap if they suck at getting houses sold.

Granny 1
Depending on where you are some where between 6 and 10% of the selling price.

Five to six percent . . . A good agent is worth the money so do your homework. Look for someone who has worked in this type of market before (think early 90's) and has a clean license and good references.

Alterfemego
It is negotiable. Rates vary from place to place. Talk with other people in your neighborhood to get an idea of what they agreed to. In Minnesota the rates tend to between 6-10%.

Keisha
It all depends on what state, call them and ask the receptionist what would be the cost to sell my house to them.

That depends on the realtor and firm you use...Century 21 is charging me 7% and if the buyer brings their own broker then my agent splits the commission with their broker (so they would both get 3.5%).

3% for your realtor and 3% for the seller's realtor....so 6% total.
