With 12 months up front you should be able to get it without even a credit check. |

Probably, I don't know where you live but without a co-signer, here in Nashville TN. They just give you a large deposit fee that's it. I wouldn't think that you would need to pay the full years rent. |

I would rent to you. After the 12-month lease is up, then the landlord or the tenant has the option to terminate the lease, usually without cause. That sounds like a good deal... and I bet any landlord would think so. Especially with a deposit, which they will probably ask for. You aren't planning on living in Spokane or Cheney Washington, are you? If so, come rent our duplex for $650/mo! Close-ish to Eastern!!! Kinda out in the country. 5 miles from Spokane! |

The deposit is for damages so many rental companies still will not rent to you. You may have to check around. |

if you can pay 12 months rent up front you will not need any co-singer. Probably if you paid 3 monts up front you could get it in by yuorself.
The whole idea of credit scores and renting is very overrated. i have known terrible credit get into apartments easily. |

invest the money instead
then just pay it monthly
keep the interest, or the capital gains if you do stocks
if you have that much extra money, maybe you could risk it in stocks
if you might land out on the street , do bonds or Cds instead |
