If I Sublet My Apartment, Am I Responsible?
I want to sublet my apartment and leave the state for another job. I have someone who is interested in taking the place. My question is, though - if she damaged the apartment, would I be responsible for it? If she left the lease, would it come down on me, OR - once the place is subleased to another person, am I totally free of the it?

Subletting by definition means that you are the legally responsible tenant in all respects until the end of your lease. Your subtenant is responsible to you. If your subtenant is a responsible person and has good credit of her own, you can approach your landlord and ask for a substitution of tenancy (basically a new lease to your subtenant) and then you are relieved of all liabilities. Since you bring him the new tenant he might consider it, since he has no vacancy loss or other expenses to content with. If he knows you are going to a new job out of state he might prefer to deal with the actual occupant of his apartment directly, but he is under no obligation to do so.

You are responsible to your landlord. Your sublettor is responsible to you.

If the lease is in your name, its your problem if they do any damages or don't pay the bills. Your basically doing your friend a favor, I hope your friend is trustworthy.

I think your responsible but she is responsible to you. Make sure you require renters insurance and tell the landlord or a family member to check from time to time making sure all is OK.of cause give notice if someone is coming to inspect. this is smart doing this for if the job doesnt work out at least you can come home.

If your landlord allows you to part from your lease (no longer your place) and transfer it to another tenant, the new tenant is responsible.
If the landlord lets you sublet under your name but they are now the "occupant", you the "renting tenant/lease holder", you are responsible. If damages were to happen, you would pay your landlord (or make suitable repairs) then you would have to go after the occupant for reimbursement... As someone else said - you are responsible to your landlord, occupant (sublet) is responsible to you.

Always best to sublet with a full transfer (the first option I mentioned)
