If I buy a house by 95%mortgage, can I make conversion in my house within the first year of pay back my mort?

The lender will be lending you money based on the value of the property. As long as their security is protected and the value is not reduced they will be OK with it. It also depends on what you do and what kind of property it is. If your thinking of turning it into flats, then that will be a major problem. If you're thinking of just moving a room, it shouldn't be a problem, check with them though!

It's your house and subject to getting planning and building reg you can do what you like. All they are worried about is that you keep up their payments on what you owe. Caution though is to not overstretch your finances in the first 2/3 years as this is when the payments are most painful. As your wages or salary increases then paying gets easier as the mortgage stays at the same level. They might even advance you more to carry out the improvements. Best of luck and have a happy Christmas.

yeah that should be fine my sis did that and it was all ok :-)

No you will not. The house is yours right now to do with as you please. You do not need to contact the bank to let them know what you are planning to do. As long as you keep making your payments on time, you could crash a jeep through your house every week and the bank would not care. : )

Good luck with your first home. If you ever have any other questions regarding financing please write me at mdesdunes@sicloans.com

It's your house - all you have to do is keep up the mortgage repayments and apply for Planning Permission from your local council for any alterations.

Your better contacting your mortgage lender about this. Also you would need planning permission off the council.
