Newspaper, craigslist, and driving around looking for FSBO signs.
But as a buyer, you might as well use one. If a home is listed on the MLS, the seller is already expecting to pay 3% for the buyer's agent. IT doesn't cost you a dime. So you can get one to email you dozens and dozens of listings, with directions, and you can drive around and check out the neighborhoods. Then the ones you want to see the inside, you just call the agent and they arrange it all. PLUS they deal with ALL The paperwork.
And FYI< FSBO's are not always 'better' deals. Usually teh sellers are just trying to get MORE money in their pocket that way. |

Why wouldn't you want to use a Realtor..the sellers of the home pay their commission. To answer your question, I would check out realtor.com Check the paper and other realtor websites for open houses. That way you can view the house without the assistance of a realtor. |

there are some online sites that give listings plus photos for homes for sale in your area. check the sites for the major realtors in your area. I know Remax in Tx has an "all listings" button that will let you see what even other realtors are selling.
And there's a site where owners who don't use realtors list their homes too. Sorry, don't have any URLs but a search engine search should bring 'em all up. |

Check your local newspaper for ads. In Tennessee, we have a little magazine called "Buy a Home" with several hundred homes listed. Why don't you want to use a real estate agent? They have several resources that would be helpful to you. |

Hi, your question should be re stated as:
How can I limit my choices to 20 percent of the homes for sale?
It is estimated that 80 percent of the homes on the market are with real estate agents, and of the 20 percent as for sale by owners only 3 percent will sell on their own.
Fact is if you call the sign you have an agent, and now you have one that isn't only looking after your interest but also that of the seller which employed the agent. You'll know when you're in this situation because if your state allow dual agency you have to sign a waiver that i bold letters states that you acknowledge the possible conflict of interest.
Go to for sale by owner.com usually a good source. Zillow . com is usually recommended for comps. and not a very reliable one.
If you have a good lender get them to talk to an appraiser to get a quick appraisal, (usually at no charge). It's a fact that FSBO"S base prices on what their neighbors offered the house for not what they accepted, and the fsbo always had a better house. Prices are rarely on the monet, expect it to be too low or too high.

Just because you don't want to use an agent doesn't mean the sellers don't. If they have an agent and you don't, look to get hosed. That listing agent has zero responsibility to you.
Plus, the buyer's agent - your agent, if you use one - is paid out of the selling agent's commission. It's not like you are saving money or getting a lower price because there is no agent getting paid on your behalf. Actually, I'll bet money you end up paying a higher price than you need to, that you get stuck with something a good agent could have negotiated away, etcetera. This *especially* applies to doing business with builders.
In other words, just because you "don't wanna!" use an agent doesn't mean it's not the best way to go about the task. Using an agent *is* the best way to find the home you want and get the best deal on it. Your desires change nothing about the situation. |
