They need to know your earnings becuase that is what the mortgage is based on.
I think you can have 4x your annual eanings if single application or 3x times you & your parnters annual ernings if its a joint application.
this is the main problem, its not that you cant afford the monthly payments, it that you cant get a big enough mortgage due to your earnings.
you might be on the roughly the same wage you were on 2 years ago, but in that time, house prices have shot up |

would you lend money to someone unless you knew they had the ability to pay it back.

Yes! Of course you do, the banks needs to assess your ability to repay. The fact you have (for example) £22.5k doesn't mean you will be able to afford the repayments on the £130k mortgage you will be taking out.
If you cannot demonstrate this, they may still consider you with a guarnator. |

if you have a good credit score you can go for a self cert mortgage, i did this when i got divorced, it does depend on what equity you already have in the property or in your case deposit. Go to a mortgage advisor and see, you do sometimes have to pay a slightly higher rate of interest if you do go for a self cert type mortgage but its better than been refused because they dont think that you earn enough. |

Wow unbelievable the people who respond without a clue! IF you have a superior credit rating you could get a no doc loan. They are so very hard to find right now and the hole on that one might even be dried up as of the last few days.
Now if you report fraudulent income and you start defaulting on the payments and they start investigating you would be charged with mortgage fraud.
So the answer is yes but it is going to be real hard to find on your own, go to a GOOD broker. IF your credit score is superior otherwise forget about it. |

you will still have to prove your earnings because they are still giving you the rest of the money. You are in a very good position though. You should get a martgage with a great rate |

Yes, otherwise, what will you use to pay the other 85%?
Also, they will have the details of your place of employment.
You are less of a flight risk.
If you buy a house with a 15% deposit, you could get loans and all sorts for 'home improvement'. Then you could do a moonlight flit and disappear with hundreds of thousands of pounds.
it's not just as simple sounding as that but I'll not go into details so others don't find out. |

Yes you do.
No matter how big your deposit you still have to prove your income as your income is what your mortage agreement is based on.
And I would be very, very wary of any lender that offered a mortgage on a 'no questions asked' basis |

probably - they want to know how you are going to pay it back. They may also be curious as to how you got the deposit, but mostly they want to see how you're going to get the money to them every month
