If I have one real estate agent show my house that I am selling to her client does that mean I got into a verbal agreement that she will be the one to sell my house? Am I bound by that? |

Are you a FISBO, with an agent bringing a specific buyer to see the house? Does the agent have a buyer's agent contract with that person? Usually, if an agent brings a customer to a fisbo, the agreement would be only for that particular buyer. You should talk to the agent and make sure you're on the same page before you let her show your home. Without a listing agreement in place, you want to be clear about commissions. That agent isn't going to sell your home for free. What if she brings a qualified and ready buyer but wants more commission that you're willing to give her? Are you going to turn them away at the door?
If you have a listing agent, that person and his/her broker will be the listing agent. If another agent brings the buyer, he or she is the selling agent. |
