Good question sorry matey I'm just answering to look at your answers as presently selling a property in the same market. (As a seller I'm not to fussed I'll want my asking price & will wait till I get it.) But I would say if they want to sell 175,000 minium. |

if i was selling and someone came in less than 175K they wouldnt own the house even if they improved the offer.
most houses will have already adjusted the price if they have been up for sale for a while, others will have been valued lower to start with so unless they are desperate anyone coming in at say 160k is just taking the piss. |

You want to go below that, but not too low because it may offend the venders..and they can make your life difficult if they do eventually accept. I'd look at what other properties are on the market offering the same form of accommodation and compare that to the one you like. Personally my opening offer would be in the region of 160k and then I'd negotiate from there. |

It depends why it's on the market, what it's like etc etc. Ask why they are selling. Have they got to move away from the area? Are they desperate to sell? If so then they'll accept a lot less. I always say don't be afraid to make a low offer at the end of the day it's a lot of money that you're spending.
Look at the price of similar properties in a similar area, get an average price. Take a third off that price and see what you come up with, the offer them that amount. What it is marketed at is largely irrelevant, it could already be priced to sell. If I was buying right now I would do this same exercise and certainly not pay one penny more than the average local price less 20%. |
