If I rent a flat can I sub let a room without telling the landlord?
I have a spare room and I could let it out. Do I have to tell the landlord?

Save Money Guide
You need to look at your original agreement you signed with your landlord. Don't risk getting yourself thrown out.

not really.just ask nicelly.Thats what I did and was told is ok as long as I keep paying the rent ,they be happy. Not that I could sublet the other room as this place is the smallest 2 bed flat ever.I think polly pocket used to live here.

read your contract with them, mine says i cant but the house im moving to soon says i can, it will say in the contract. you could obviously do it without them knowing but what would you do when they smash the place up, you get blamed or even they refuse to move out?

No. The Tenancy Agreement you will be required to sign expressly forbids it.

yes you have to tell the landlord because if he/she finds out then they can prosecute you...it's illegal...unless you tell the landlord, but i cannot see him/her letting you do that....

reggie
As above and there will probably be a clause in your agreement prohibiting sub-letting

Check the lease or just ask the land lord. They usually dont care. Just make sure its some one you trust, Even a subletter has to be evicted. If they know theire rights, then they know you cant just tell them to leave. If they were an ***, youd have to do it leagelly! Other wise known as "squatters"

In my personal opinion, I don't see what harm it would be to just look at it as a room-mate who is helping you with your finances, you don't have to tell your land-lord that you are sub-letting a room. He's just a room-mate. Unless the land-lord lives above you or below you and can hear and watch every move you make, but then again I don't see what harm it would do if you did tell your landlord; I'm sure he wouldn't raise your rent or anything like that, but do read your lease to be sure you are not going against policy to cover your A_ _!

Even if you are allowed to I can tell you from experience don't do it.
You decided to live alone for a reason. If you can't do it cos of finance move to a smaller place. If you want company move into a house with people you know. Taking a tenant living with you is pot luck. if you are used to your own space and creature comforts it can be a nightmare.

Probably you do. have a look at the terms of your tenancy.

Sometimes houses are limited to a certain number of people based on city ordinances, etc. Sometimes landlords also specify how many people are to be living there.
Your landlord isn't going to have a problem with you renting out a room if he thinks that's the only way you can make your rent. Be honest, it'll work in your favor.

You really can't, but just add the person to your lease as a family member and don't let the landlord know your sub-let the room out.
