Im in California. I wouldn't be providing it to him but I would have beer in the fridge for myself. Im the landlord and I have no other relationship (not family)with him other than that.

Any one over the age of 21 with a minor in possession of alcohol is going to be responsible and possibly arrested whether you gave it to them or not. This includes drinking in your home. It doesn't matter if they do something wrong, if they are drunk in public all they have to say is they were drinking at home and your history!

Yes, the property owner is responsible for illegal activity in a property, usually if he is aware. Which you are. (Ask Michael Vick). For example, if someone told you I want to rent your house to do drug deals, then you are complicit in the act.

If you're a landlord, and your conscience will let you, it's in your best interest not to ask any questions. If you have a written agreement, and your tenant isn't under 18, you should have proof before you press the issue, in case they try to sue you!

It usually depends on the state that you live in and the situation that this is. If you just the landlord, then it is not your fault and they cannot hold you criminally liable. However, if you provided him with the alcohol, then absolutely. If you were unaware of the underage drinking, you can do nothing about it. Check with an attorney first, but I recommend not feeding this kid beers.

write up a rules and guidlines pamphlet and include a no drinking in your house or on your property clause and make the underage person sign it , do 2 copies one for you and one for him/her have them sign both copies and you also sign and date both copies

that will protect you some

IN the house its considered consenting to minor consumption, also providing alcohol to a minor, think about it, he or she is to young to buy it. Then if that person leaves your property under the influence, and God forbid that person should kill some one, in a car on a bike, a child crossing the street, Its all on YOU!!!!!! Time to grab the check book ...

In a car you mean? If he is in your house and has a party and the cops come, then you will be charged. But you have nothing to do with it if he gets a DUI.
