You have to pay the remaining loan balance to the mortgage lender, obviously. |

Get a Loan pay-off letter or estimate from lender.
With interest only loan (generally a bad idea) you have built up NO Equity and you owe the full amount of your mortgage.
Don't forget you have to pay Uncle Sam if your gain on the house is more than $250,000 or you haven't met other conditions. |

from the sales price you deduct real estate commissions and pay off of existing liens and your settlement charges any thing left over is yours |

You won't really know until you actually sell the house.
It could be on the market for 10 months and the only offer you get is much lower than what you want to let it go for. |

I Buy And Sell Houses
 |
You would receive the equity in your property, minus any transaction costs.
For example, let's say you bought at $100,000. The property is now worth $200,000. Since you have an interest-only loan, you haven't been paying down any principal. So you still owe $100,000. That means you have $100,000 in equity.
So, you'd have to pay back your lender $100,000. You can check with your lender at any time to find out how much you owe...what your "pay off" amount is.
However, you wouldn't receive the full $100,000. You'd have to pay certain expenses. If you used a Realtor to sell your house, you'd pay the commission. It's negotiable, but let's say it's 6%. That's $12,000 to the Realtor(s). Then there are a number of closing costs and other expenses. Those might run, let's say, 5%, or $10,000. So you'd have $22,000 in other expenses, total. Subtract that from your $100,000 in equity, and you'd receive a check for $78,000.
Hope that helps. |

Your pay off amount will be the amount of your mortgage plus any interest and possibly penalties. |

What ever money you still owe them plus any redemption penalty
edit - ah interest only! that means the full balance is still outstanding yes? |

Now is not a good idea to sell your home. I would suggest you wait until the economy picks back up and your property acquires the rightful value and where buyers will pay the full asking amount. We are in recession right now and if you sell, you might just be selling yourself short.
Good luck! |

Check with your mortgage lender they will tell you if you ask, be prepared for a wait though houses aren't selling at the moment |
