Sugarfoot | If I signed a one-year lease agreement, and get offered a job in the 3rd month out-of -town, what happens? |
Am I expected to pay 9 more months of rent when I'm not living there? |

See if you can sublet the apartment; check your lease and/or aparment manager. However, if your sublessee bails out on the contract, you are still liable for the remainder of the contract. You might be able to assign the contract; basically someone takes over for you, thereby establishing privity of contract between the landlord and the assignee, releasing you from the realty obligation. That's a quick rundown; go to www.nolo.com for some more free info. |

It depends on the contract's terms, but usually the answer is: you have to pay. Some leases will have exit clauses that allow you to end it lease short provided the landlord (or you) can find someone to pickup the lease. Talk to your landlord about subleasing. It might not seem fair from your perspective to have to pay rent for 9 months when you're not there, but what if someone arbitrarily took away part of your income for 9 months? That's essentially what would happen to the landlord, and that is why courts almost always side with them in such situations. |

They can make you pay off the lease. |

You are required to pay the remaining rent for the terms on the lease. Some landlords will let you out of it if they are any good. Most will make you pay and if they took you to court, they would win because you signed a lease. |

You signed a " Lease Agreement" so yes you have to pay the 9 months ..now if you was deployed for your country you will be excused from that agreement but would have to prove it. |

yes, unless they graceously let you out of your contract. but not likely. my brother asked to get out because my grandma was dieing and they said no dice! |

Depends on what the lease says. If it says nothing about job transfer, then you are technically liable, and you are at the mercy of the leaser. Such questions should always be asked before you sign. |

Usually there will be a break of lease in your contract. My lease will let me out if I pay $1,000.00 (My rent is $800) so it would be worth it to get out early. |

Most of the time you have to continue paying your lease until they can find someone to sublet it to, or you find someone to sublet it to.
Your still responsible for the terms of the lease even if you do get it sublet though. |
