The Estate takes on the debts. The Executor should settle all debts (including your security deposit) before closing out the Estate.
So it's the son, unless he made some arrangement to transfer that debt to the person who bought the house. |

The son of course, as he is or is acting as the executor of the deceased landlord. He must be the rightful owner to sell in any event. Make sure you ask him to confirm that he will return your security deposit upon vacating the property. He must, by law, give you notice, in writing, to vacate the property. Two clear months commencing from the rent due date. Don't worry you are protected by law |

The landlord's son. If he takes over the rentals, he should also be taking over the escrow account in which securities are placed. If he refuses to give it to you, you have a case to take him to court and get it back. |
