If he doesn't call you tonight. Call him in the morning, and just politely ask him how things are looking for you regarding to if you are going to get the house or not. Or if he isn't there just leave a message and still remain to be polite about the situation. Hope this helps. |

He has probably already made up his mind. If he didn't phone you he probably picked somebody else. If he has it doesn't make any difference if you call or not so go ahead and call. That way you don't have to sit and wait and worry.
If he hasn't made up his mind you should still call. This way he knows that you really want the place and would make a better renter. Don't lie to him about your phone being tied up or anything like that. Just be honest. Since I haven't heard from you, I am calling you.pp |

From my experience, if a prospective tenant calls me back and shows additional interest in the apartment, that's a huge plus. It demonstrates to me that they really like the place, and hopefully, it's an indication of how happy they will be when the move in.
I always put merit into a follow up telephone call!

By all means, make an honest effort.
But remember, if the car doesn't start on the used car lot it won't cure itself in your driveway.
Renting is not only paying the rent. It's entering into a relationship of mutual expectations. Will he/she return your call when there's a problem??
In the end you've got to trust your instincts as well as your intellect.

Tell him that "your phone was tied up at about the time he was expected to call. Did he try to reach you but got a busy signal?" That makes it hard for him to get upset since you are being helpful. |

You “are caught between a rock and a hard place.” &&&&& “You’re damned if you do and damned if you don’t.”
It’s the Landlord’s call to make. He MAY BE pitting your application against others or “holding-off“, trying “to get that perfect application.” An emergency may have happened at a property or with his family. There are as many reasons NOT TO do something as there are TO DO something.
IF you gave him a deposit, wait until about 10 AM tomorrow, then call and ask him about his decision.
If you weren’t accepted for further consideration, ask about returning your deposit.
IF you only filled-out the application - without a deposit - wait until about noon or 1 PM to call.
Keep a written record of all your calls to the potential Landlord:
the days, dates and times, whether it was a voice mail message or the name[s] of the person[s] you spoke with and a description of what was discussed by each person.
THEN after a certain period of time, consult an attorney for the exact length of time, consider bringing suit against the Landlord.
If you have a pre-rental written agreement [which very, very few Landlords have for and with potential/prospective applicants], there may be a stipulation in that agreement about the last day, date and time the Landlord has to notify ALL applicants of his/her/their decision.
